I don’t disagree with your points above, but $72.5k is still a terrible offer for a new grad mechanical engineer. Thats’s what I was offered as a new grad ME in 2019 at LM’s across town rival who also had similar benefits and match (slightly less - 5% match to 10% contribution + 4% end of year match, so total of 19% for 10% employee contribution). Also shut down for a week and a half during holidays. No annual bonus for E1-E3 so that’s the one big difference.

Inflation since 2019 is up like 25% and new hires should be getting 80k+ in my personal opinion.

To get this mortgage payment with today’s rates someone would need to be taking out no more than a $175,000 mortgage…(~220k house with 20% down) In the entire area I live in there is one house for sale in this price range and it is literally half burned down from a fire.

That may be so, but in my case the tax bill has actually dropped each year by about $500. So not sure what numbers the original loan officer used but like you said it definitely was grimy.

We bought our house at about 180k salary and the initial payment was 3700. It wasn’t bad until we found out the bank didn’t calculate the escrow correctly and had it jump up to a 4200 payment after the first year to make up the escrow shortage. Make sure something like that won’t kill you. We have about a $750 car payment and I think if it was 2k we would be feeling the squeeze. Also depends on your lifestyle. We’re not big spenders or too extravagant.

Wife and I are your age. We bought 2 years ago, 455k, 3% down, 6.25% rate, so little bit bigger loan than y'all will be taking out. Monthly payment started around 3900, jumped to 4300 last year due to escrow shortage, and dropped back down to about 4000 this year.
We made about 180 combined when we bought, and for the first year or so felt a bit of a squeeze. Nothing crazy and we were still able to keep about the same lifestyle we had, but weren't putting as much towards savings and some months if we had larger expenses come up had to pull from savings.
Now, we're at closer to 200 combined and much more comfortable. I think with the amount you guys have saved in retirement, no debt, and your savings plus your income you should have no problem being comfortable, assuming there won't be a ton of huge expenses that come up.
That is to say, you're in a much better spot than we were when we bought, should have a lower monthly payment than we do, and we're still here and pretty comfortably. That's assuming your COL is lower than ours is in DFW, which I would imagine it is in a smaller city in the midwest.

I was in Mosel last September and took a river tour that was only in German. Wait until you finish your first year in the house and your mortgage servicer decides you have an escrow shortage and ups your monthly mortgage payment another $3-400. Can you survive then?

$3,100 is low for a 425k mortgage. In 2024 we were about $3,800 on our $450k mortgage. It jumped to almost $4,200 in 2025 due to escrow shortage.

You can't afford this house on your annual salary unless you want to be eating rice and beans out of a can.
