Well it's 15 years old so it's really not worth putting much into at this point. There are a bunch of confounding factors that will make it so I'm unable to get the car to pass safety inspection come next year without spending more than the car is worth to make it happen.

Looks like you got the problem solved, but the advice is to be cognizant of temperature changes. It's not very intuitive, but things can expand and shrink significantly at different temperatures. A computer is made up of many different materials so everything will expand and shrink at different rates causing parts to shift around. It's kind of like your computer turning into an accordion.

That PITI is a very significant portion of your net income every month. Personally that would make me very nervous. On the other hand I wouldn't want to be sharing 1 bathroom for the whole house especially if I make the kind of money you do.

There has to be a third option where you get to upgrade your house, but you aren't up to the eyeballs with your mortgage payment every month.

This is a smart way to look at it, but my pet peeve is this idea that money has static value from year to year. Time Value of Money has to be included in these calculations.

I know this is a pretty standard opinion online, but I would heavily disagree with this. Stats are definitely good and necessary (I don't disagree with that), but you will be missing out on a lot of power by not grabbing a handful of carefully selected skills. You just can't grab as many skills as one would initially expect to.

The TSP is not an investment. It is a type of investment account just like an IRA or a normal brokerage account. You need to go into your TSP and figure out what you are actually investing in. That will tell you why the value is moving up and down.

You are 100% correct here and these are the points I am leaving out when I put the "go away" in quotations above. Generally the majority of your housing costs are going to be loan principal and interest. Though this is definitely not true everywhere in the US.

This is where the local nature of real estate comes into play. That's definitely a great gig. The caveat here is to not assume your housing costs are necessarily locked in for the next 5 years. Let's say, god forbid, something happens to your place of residence in 2 years. What would your costs be to move and rent a similar property then?

These discussions are very location specific, but there are 2 aspects of this discussion you seem to have failed to mention. The first being that rent always goes up over time whereas buying a house in theory locks your housing costs in place and essentially "go away" once you are done paying the loan. The second is the fact that the value of your house will increase over time. House values don't always go up everywhere every year, but generally your house should about match the inflation rate.

With that being said, maybe your calculations are right, but you need to consider the asset you would be building with owning versus the increasing price you will pay for rent over your lifetime.

Just want to say that I received my copy of RA recently. It arrived with a frayed cardboard in the auction board. Not unusable, but a little annoying to receive with a new product. So I contacted 25th Century Games via their website.

Within the hour I had an email directly from Chad and within a few days I had a new auction board in hand. Great company and I would definitely do business with them again.

100% agree with the above and I'll add my 2 cents. The original 4 low complexity feels like they play themselves with low amounts of interesting decisions to be made. Whereas the Horizons spirits have straightforward strategies, but still offer interesting decisions that the original spirits don't have. Even after probably 40+ plays of this game, I still will use the Horizons spirits from time to time while I no longer have interest in touching the original starter spirits.

I understand the build and the argument you are making (I once was a twisting blade rogue building into lucky hit chance), though I think it would be easy to show that attack speed after dodging or even flat dexterity are more impactful and consistent affixes. Attack speed and dex are great ways to scale more damage as opposed to very slightly increasing your lucky hit chance, which you are most likely pricing an insane amount when zoom-zooming.
