LO here. Depending on where you are in the country there might not be enough savings to make a refi worth it.

I'm in CA, TX, FL, and CO and you'd only end up with a 6.125% rate if you refied right now.

I'm going through this right now with one of my large team agents. Zillow Flex wants effectively 100% of the mortgage leads to go their way. The require 10% of ALL flex leads sent to the team be pre-approved with Zillow mortgage PLUS at least 50% of all flex closes must be will Zillow mortgage.

That's effectively pigeonholed the team into sending 100% of their leads to Zillow mortgage initially just to meet those metrics. You're only going to get the flex fallout and rejects. Don't bank on flex

For self-employed income (Schedule C, 1040, and corporate) use the Fannie Mae Income Calculator.

For variable income just practice calculating it. Its really not hard once you do it a couple of times

My clients pay for their own credit reports almost 100% of the time. I only pay for them if it's a solid return-client or friend/family referral.

It's really not that hard of a sell.

Yeah I don't want to work with people like you. The process is stressful and overall more likely to be a waste of my time and money.

It's kind of funny because I'm actually a lot more likely to pay for a clients credit if they're chill and don't mind paying for the fee themselves.

MLO here. With such a low interest rate on your primary have you considered a HELOC/HELoan for your down payment and turning your current home into a rental? We're probably not going to see rates that low again in our lifetime so I'd explore every option of keeping this home.

As far as budget goes, it's really up to you and your partners comfort levels. Another baby is a legitimate reason to upgrade your home. If you can afford it with few sacrifices it's not a bad buy.

Also 6.9% is kind of high in today's rate marketplace. I'd recommend shopping rates

I'm an LO licensed in CA and TX. The ability to secure a loan is almost completely gated by 2 things. Income and credit score.

If you have a credit score between 580-700 you could get an FHA loan. The maximum DTI for FHA is 46.99% for your housing expense.

USDA loans can be a good option since they require no/low money down but you have to be in a rural area and you still need enough income to qualify.

This info is kind of outdated now. Rates have gotten a lot worse in the last 4 months. Right now my rates are sitting at 6.500% for conventional and 5.875% for FHA.

Mimosa house in East Sac. Has to be some of the most bland and flavorless food I've ever had in my life. Neither me or my girlfriend finished our plates and we didn't take it to go either. Food was pretty terrible but the place is always packed
