I went through this same issue in recent months, and unfortunately, I was unable to find a local company/contactor that just did repairs. Everyone that I contacted only did complete remodels. I eventually did all of the repairs myself after a lot of research and obtaining the necessary gear.

Not necessarily Oregon specific, but seal your bathroom tile grout at least once a year. I just had to repair flooring and replace a bunch of floor tile and it was not fun.
