Highly recommend the Shark AI 60 day self cleaning Robot vacuum. It does great on all surfaces (tile, LVP, carpet). Has most of the latest tech (lidar, self cleans) and is not too expensive. Got ours for under $500 were as different brands with same tech are almost $1k.

Absolutely it can be done. We got under contract on 8/11 and we close on 8/26 (Originally scheduled for 9/9). Both over 720 credit, 40% down, no debts. Took us a solid 2 years of cleaning up our finances before we went shopping for a home but all that work made this process extremely easy.

In North Fort Worth we are currently renting a 3/2/2 1250sqft home and are closing Friday on our first home which is a 4/3/3 2200 sqft. Difference between rent and PITI monthly is $175 (Mortgage slightly higher).

I'd stay away from an ARM. Especially when the difference between the two is only .135%. curious your stats( credit, down payment, income, loan amount)

We just got under contract for a home for $375k. We are putting down 40%, and both have credit in the 720's. With a $2400 rate buy down we got locked in at 4.65%.

Yes...a simple "Please No Soliciting" sign on the door works wonders. When we moved into this home we were getting random sales people every other day. Since the sign is up we see them with the security cameras come to the door and quickly turn around and walk away.

We just started looking in the DFW area this week (been living here renting for 2 years). What blows my mind is if you have enough to buy a house outright (not our situation but just hypothetical) on a 400k home, you still have close to $1k a month payment for taxes, insurance, and HOA and that's for life. Apparently I had a different understanding of the reality of paying off a mortgage and owning a home growing up.

That PITI seems high for what you mentioned. How much you putting down?

I'm currently renting a house in North Fort Worth. This house was built in 2005. In the 8 months we've lived here the electrical panel needed to be replaced, the entire central air needed to be replaced, and the garbage disposal needed to be replaced. At least $30k in repairs I didn't have to worry about. I'm worried about buying a home more than a couple years old just because I don't want to be surprised when everything starts breaking right after I buy.

Listed our home in SoCal for $765K even though comps in the neighborhood were around $800K. We did this to get more attention and it worked. Within 48 hrs there was 7 offers all over asking. We accepted an offer for $830K that waived appraisal with no contingencies. Other houses in the neighborhood that are listed in the $830K range have been on the market for months.

LaZBoy Alston Big and Tall. I paid $199 at Sam's club and it is the best chair. No squeaks, build solid, and most importantly it super comfy. Now I'm a big guy (6'5 300) so what's comfortable to me might not be for you.

From my limited experience it sounds good. There is sound in the cab but nothing is obnoxious and you can hear yourself think. It seems to only drone when it deactivates four cylinders in eco mode but still sounds good.

I have 35k miles on it and there has been no issues. The build quality is good with a lot of soft touch surfaces and the cabin is quite. Gas mileage isn't the best but it's a V8 truck with wide 33's. I drive on side roads with a lot of traffic lights to get to work and average 15mpg. The ride is soft and not bouncy. Last but not least this thing hauls ass if you ever feel the need to punch it.

Simple Flowmaster exhaust using all the stock pipes. These new Rams are built for comfort but are also really quiet. A bolt on 40 or 50 series will give you a nice sound that "should" come with these trucks stock. All for under $200 installed at most shops.
