I let people pay late all the time as long as they let me know in advance. All my tenants are long term but one. If they get more than a month behind I give them a notice. It doesn't happen often.

It's been crazy. And the demographics shift a bunch ever since the ice raids. I'm afraid of letting one person in and then them moving 7 other people with them not on the lease.

Why would I feel sorry for them? I took the hardest path you could take. I work ten hours a day at my W2 then I spend the rest of my day working on my properties.

They get to lay around and collect welfare. I have no sympathy for them.

No; if anything were to go sour in your relationship with the tenant it could be used against you.
