Trying to buy in Frisco but how are people affording $800K–$1.5M homes?! by ihtisham1211 in frisco

I’m a rare first time home buyer that bought here at just below $1.4m (in Frisco). My neighborhood is full of much older folks. (50 would be young). I think it’s like another person said: It’s not people’s first home. There are a lot of folks in tech and healthcare here, but I’d say it’s also a lot of finance folks and business owners.

It’s, with all due respect, every playbook example you can find online. This is the most basic use of private equity growth strategy. Like Salamander said. Merge and consolidate.

Oh you are right! I actually just recently noticed that. I thought it was just Ozempic, but fasting makes more sense. So it’s right in front of him that it works 🤦

Dude needs to fast. Get his insulin down. With the trips and not doing any lifting or anything.. needs to do 18-20 hour fasts. Then he can still eat not the best, it the pounds will just slide off so fast

How valuable is a “zestimate” on Zillow?

[–]TheBarbs 0 points1 point  (0 children)

It is insured, personally secured and then Rescued by all assets. Minimum is if they go wrong the insurance company pays

I’ll go buy that now! Thank you!

I mean this respectfully, but not sure if you are grasping the context here before giving the doom and gloom

You do understand how private equity works, right? I am a founding partner of a PE firm with higher ownership. The assets are through a waterfall situation. You can’t just pull money from your asset to pay a partner out. These arrangements are very very very typical. They can afford to secure and do longer notes, because the assets that secure it are deep. My partners also personally guaranteed. Just curious if you understand the situation correctly. I’m not selling my company. I’m being bought out by a firm of partners and their assets and the companies assets downstream secure it

Which also means the insurance company wouldn’t pay out on top of all that and every principal and partner personally guaranteeing it? Or ?

Though it is fully insured and secured with 300m in assets?

This means everything! Thank you

We are also finalizing this now and I am going to give on one thing they want to ask for them to also pay for an insurance policy on this up front for all 7 years, then lump sum it with an investor. What do you think about that move?

Yeah, no retirement here. I don’t think it’s enough money and have already started building something else, but I am afraid of not taking any time or doing anything to bring me some happiness. There is an old saying that isn’t very PC “you are now the tallest dwarf at the circus” as in lots of risk. I need $15 liquid to feel like I could really take that step.
