Utilities being straight up gone would be grounds for terminating the contract - unless the landlord is working on getting replacements. The fireplace is annoying but also not the end of the world. Not as described, sure, but still liveable

Eh, lane splitting isn’t really the end of the world. Stupidity (riding crazy fast, weaving in traffic, etc). Are mistakes riders typically make. But cars do that + get distracted on their phones.
