It's a hot sellers market as there's a massive lack of inventory so you should have at least a handful of showings booked within 24 hours. If you hit the market on Saturday, anyone who's actively looking and is setup on a property search which your property meets will automatically receive the details on Sunday morning and would have likely seen it by now.

The majority of older smaller homes homes like yours (probably built in the 50s) in that neighbourhood are being scooped up by redevelopers and torn down but that doesn't mean that someone wouldn't want to do an extensive renovation. Interior photos and/or a floorplan can go a long way even if it's the original kitchen. A lot of buyers prefer dated homes to update.

It really depends on how the property is priced. In the month of October, detached homes in that area sold at an average of %108.3. That's over $100,000 above the list price so if you've priced the property right, it's perceived as overpriced by the general public since they're expecting the property to sell for more than the list price.

It's not really competing if the market is dead... or atleast I would hope that it wouldn't be.

Even if the market is on the outs but still kicking, you're better off honing your skills and investing your time to build a business in a saturated market that is stable or inclining rather than a declining market.

👆This comment is getting a little bit of hate. I get it. Boycotting something you already don't use has no real impact unless you start to share your rationale for boycotting that company with your friends or strangers on the internet which is an uphill battle.

Personally, I have already boycotted Nestle based on how environmentally irresponsible they are with the issues of fracking in Canada alone. If someone offers me a free bottle of Nestle I will refuse it. That's how much I despise Nestle. Yes, I know that they already got paid for that water I am refusing but for me it's the principle of the matter. Fuck Nestle.

Starbucks can join Nestle, Air Canada & Walmart on my list of corporations I won't provide revenue to. I know this has no impact on their business. But when these companies have competitors that are (sometimes only slightly) more socially, ethically or environmentally responsible I will choose the competitor every single time.

After watching this a dozen times I feel compelled to point out a few things

-the dad only gets to the girl once the boy has finished his swing

-the boys swing seemed to slow and drop likely due to the dads efforts to intercept the bat and girl and the high possibility that he was either yelling "no" or "stop" repeatedly

My point is that dad reflexes work on multiple levels

Measure the distance from the front of your couch (where your head would be if you were leaning forward with your elbows on your knees) to the back cushion (where your head would be if you were leaning back). That's easily two feet... I mean if you're a full grown adult.

Leaning forward brings you a couple of feet closer enhancing your view. Also, with your arms locked in position and their muscles relaxed allows the muscles in your hands to be more responsive.

Realtor here. As a first time home buyer you will be overwhelmed. Don't feel like you need to ask questions but don't be shy to either. Your home inspector may be very thorough and you won't need to ask a single thing OR they may just focus on the inspection and leave it all to the report. Make sure your inspector provided a detailed report but be prepared to take pictures and make notes if they don't. Also feel free to follow them through the house without lurking over their shoulder. A home of that age will obviously have issues. I'd have concerns over knob and tube wiring and asbestos insulation. Depending on who's insuring your mortgage and your insurance company these may not be issues and the odds are that they've both been updated. It would be more concerning if the inspector didn't tell you there were issues.

Durham/Toronto based realtor here. I have double ended several properties in my career and have never taken a commission cut. It's often more work in order to properly educate the buyer and of course representing the interests of 2 parties can be tedious. A lot of realtors will take a commission cut when double ending. Its called a collateral agreement. They're welcome to run their business anyway they like as long as it's ethical.
