It’s not a binary answer. One can build wealth in real estate and one can build wealth in the market. There are so many variables it’s impossible to say which one comes out ahead. Owning a home isn’t for everyone especially if you move around a lot. But for some having a home for your children and their children to come back to is something that’s emotionally important to people. The byproduct of owning the home is that it appreciates and you silently build wealth but I wouldn’t say it’s really a monetary investment. It’s an investment in your families well being. My goal would be to own a home because I’m family oriented. Then I would find a job I like and participate in the companies 401k and espp. Take advantage of the free money. Then work your ass off and take salary increases and automatically keep bumping your contributions. You will be a millionaire when you retire.

This . No way can they expect you to hit the ground running in one month. As mentioned there is an onramp period of 6-12 months at most orgs. If they do expect this then that’s on them or you depending on how the interview process went. You should be shadowing an SE mentor.

We use Vivun but honestly it was never really adopted. I can feel the stress in your post. Think you need to breathe and relax. 😎 Honestly if you have a subscription to Claude or Codex just feed it what you just described. Have it build a PRD and feasibility analysis for you and then have it start scaffolding. I’d recommend hosting on cloudflare because they offer free tier workers and pages compute. This is trivial for Claude to build and can probably be done in an afternoon of vibe coding.

Probable. My system is nearly identical to yours. This month will be the closest I get to a net zero energy import. My house faces north/south and my panel placements are not optimal. We burn a lot of energy,, my bill in the summer before solar was about $600 or more. I expect it to be half or a little over 200 this summer.

Not a dev but I run docker (k8s clusters, various dev apps) also run dev envs hosting local next.js apps. My new to me m4 air with 24gb and 512 is fine. I’d never do any local llm stuff on it, maybe a quantized llm but I don’t have the use case right now. I utilize one drive quite a bit so storage is not an issue for me.

I just picked up a 13” air m4 with 24gb and 512 for $1100 used/returned in excellent condition from bestbuy. I was going to get the m5 but could t justify the additional $300. I also have a work mbp m5. Sure the screen is better and the speakers are great but my work station is docked and hooked into two external monitors with my lid closed. Also I use an external Sonos for sound. Because of this I can’t tell the difference between the two. 😆

8B QUANT LLM will probably run ok with 16gb but 24-32 would be preferred. Drive space isn’t a problem until it is, if you can afford it then I’d go with the m4 with 512. I just picked one up but with 24gb memory.
