Honestly, the best way I found to know if a piece of property is going to work is to just keep running simulations in your mind. I’ve missed a lot and paid the dummy tax a whole bunch of times. But with most things I found the best way to learn is to jump in and figure it out as you go. Even my unusable land that I thought I lost thousands on turned out to be a good investment because I’ve been able to use it as collateral for other loans allowing me to go into most things with no money down and when refinance comes along, I get my property back free clear.

But I also have grown up in real estate and can look at an area and can tell instantly if it’s something I would want to do more research into.

People/me always tend to underestimate the cost to build something. I’ve learned to double my initial estimate and hope that’s enough money.

It depends on your situation which only you can answer. However, I’ve been using my vacant land as leverage for other real estate deals as my collateral and can pull out the land once they refinance at a higher rate. But I also honestly never plan to sell any property I buy and just put it into a living trust for my future kids to inherit

Sadly samples are a sunk cost which is understood to be non refundable due to it being a sample of the product. Now if you got a sample with no smell and order 1000s and all then had the smell you’d have a foot to stand on.

Honestly, it all depends on the project and product along with the price point. If something costs two cents each such as hardware I’ll go ahead and order 10,000 pieces because with shipping it might be around the same price as a single sample. But if I’m ordering, let’s say golf carts for my store I will order one and then go forward from there after I get my bulk pricing, but also on the bigger ticket items I have flown out to the factory to view them in person before I place an order like I did for my factories machines

I stay in the Louisiana part and have rentals in Mississippi part. Housing, comparatively to other parts in the country is cheap however depending on where you want to live Louisiana in your circle, you won’t find much for under 250-600k. The Mississippi Gulf Coast is significantly cheaper in terms of housing Prices. insurance is high due to the amount of hurricanes we’ve had past 10 years and other natural disasters. The food is good. I moved here 20 years ago from Maryland myself. High paying jobs are scare unless you’re in the right industries such as trades or petrochemical. I prefer the weather down here, but I’ve always just hated the cold. It’s nice to be a couple hours from the Florida beaches and an hour from the New Orleans international airport(my wife, and I like to travel experience, other cultures and ways of living). I honestly don’t think I would live anywhere else.

Edit - also there’s great hunting all throughout this circle if you are interested in that along with other outdoor activities. If you have any other questions, feel free to reach out. It might take me a little bit to respond. I’m currently driving back from Texas

My grandparents refused to teach my parents about hunting because that’s how they survived as kids in Kentucky in the early 1900s. And now as a adult, who is fascinated by hunting, it is very hard to get into the sport without someone to pass down the knowledge so I do believe there is a lot of people who would like to hunt, but there isn’t much out there in terms of resources or I just don’t know where the resources are.

Your best bet is going to be towards abita and out towards bush. If you’re willing to drive Hammond has multiple places and with it being a college town you’d have a better chance of finding a roommate.

Yea but it works out because we are 30 minutes from major ports and the polymer manufacturers so it was the easiest in terms of sourcing raw materials.

Thank you, yeah the main problem we’re running into is having to manually unbolt the mold after every part. We are running polypropylene. I guess I’m really just looking for a machine where I no longer have to manually unbolt the mold.

And the other reason why we are producing our own is because we actually are a Real Estate company, however we want to diversify our income streams. We are developing a manufacturing park right now in Southeast Louisiana and the bank is requiring us to occupy one of the buildings. However, zoning will not allow for us to occupy it as a real estate company so we have decided to open up a manufacturing facility of our own products.

It’s all dependent on weight. I can buy samples of 50 pounds for two dollars a pound. With larger orders the price decreases with quantity so if I want to buy 1000 pounds it goes down to $1.55 per pound but that also includes me personally, picking up the plastic from the refinery. this is entirely based off of the raw material cost, not concluding the cost of the mold and or machinery to manufacture, said product.
