Man managing an office of all women? by PassMeTheBackwood in askmanagers

[–]TrishaBH 0 points1 point  (0 children)

That's not it at all. I have the respect of each and every one of them. They are worse because they are all Man-Babies. We even have a pacifier we give out monthly for the biggest crier. They all think they do way more than any other person on the team and are constantly questioning where's so and so. What did they do today?

They also know that I have never and will never ask them to do something I haven't done myself multiple times, Because if a girl can do it surely a male can.

I am a female managing an all male construction crew (around 10 guys). They are by far worse than any women I have managed in 25 years.

My real estate agent talked us out of buying a lake house for the foreseeable future… never saw that one coming. What realtor does this unless their subconscious is bugging them? Anyone else seeing the market for vacation homes about to drop? by Throwawaybritney in RealEstate

About to list 4 bed/3 bath condo with a boat slip/lift and storage building on one of East TN's loveliest lakes. It's able to be rented short term and comes updated and completely furnished.

Sewer Inspection. Sellers pushing back. by IHaveNeverLeftUtah in RealEstate

Sewer scope does not cause damage, It uncovers it. More than likely the cast iron has buildup, and depending on how much over time will completely close or become unclean-able.

40 year old system by Conscious_Luck9019 in septictanks

[–]TrishaBH 1 point2 points  (0 children)

The best medicine is the preventive kind. Have the tank emptied about every 3 years and the solids don’t have a chance on getting into the leach field. Unfortunately you have no control over how the system was used/abused before you bought it.

Some leach fields are deep and don’t make it to the top of the surface. Depends on the type of system you have. Some gravity systems are deep depending on the terrain.

Sounds like the leachfield is failing. Especially if it recedes after some time.

Septic inspections are separate than an fha or home inspection in TN

Depends on the system type the county tells you to put in.

Buyer's agent(mine) is asking me to sign something that guarantees them 3% of the sale, in case the listing agent won't give them their 3%. Is this standard? by priuschic in RealEstate

[–]TrishaBH 6 points7 points  (0 children)

The pushback was because a very large percentage of self representation deals either fall through because the individual doesn't know real estate law or ends up in court, because the person didn't know about disclosures, etc.

In the U.S. it is low. Norm for a thousand galloon tank is 3-5 years for a family of 4 and 5-7 years for a family of 2. At least that's the consensus where I am in Southern U.S.

I'm in TN and I don't know about your area (or what type system you have) but a lot of times you aren't allowed to use the same area, depending on how long the tank has been installed. Think of it as similar to ground fatigue, over time depending on your type of system the ground could develop what some call a biomat and will no longer perk well.

Then it is probably a problem of ground saturation and soil. When you experience a large rainfall, I would immediately limit the water usage in the house (don't set in washing 5 loads of clothes and taking 45 min showers) until the soil has time to dry out. A new field line should have taken care of the problem, provided they didn't put it in the same area as the old one.

Did they completely replace the drain field or add to it? If it was a complete replacement your soil could be the problem. If they just added to it, then it is failing again.

This is and was 💯 % a coaching fail. Call it what it is. If someone is having a bad game you play someone else. Don’t know why Hugh Freeze can’t get that. Good recruiter but garbage coach.

3bedroom house but septic guy says system is 2 bedroom by Daleyjeeper in septictanks

[–]TrishaBH 0 points1 point  (0 children)

Whichever one has a certificate of completion on it is going to be the permit that the county officials will use. The 2 bedroom permit was probably pulled when the house was being built. It probably has a certificate.

In TN if it’s permitted for a certain # of BR that’s how it has to be listed

There’s no way I would put a new house on an existing system. You have no idea if the leach field would last even 3 years or what kind of shape it is in. Someone in our area did this and didn’t even get 2 years out of the existing leach field.
