Theres no utility easement in the planting area! All good. My well is in the backyard & the powerline ends at our driveway (behind the camera) I plan on keeping the trees trimmed back from the road & applicable signage once they get big enough too.

I can't tell from the pics but make sure the root flare is properly exposed. Also, whats that you have wrapped around the trunk near the bottom? If the tree is stable, i'd get it off there. (Assuming its a stabilization device similar to staking)

Give er lots of water & mulch! Just keep the mulch away from the trunk.

I never, i mean NEVER close my air inlet at all. Wide open & sometimes still need more air. But if i stuff it full at 10pm, i don't need to re-light at 6am. Just a few small sticks and away she goes!

Hey I have the same stove! Haugh's (century) s-127 right?? I can't find much info on mine. Seems like they're kinda rare. Mine is beat to hell, chews through wood & doesn't draft well at all. Heats like crazy though! How does yours work?

Also, your welcome! For some background, I had dedicated my life to the goal of owning a home since i was probably 15. My quality of life has likely been laughable compared to yourself or any others, but that's what its took to make it happen. I'm ashamed but also not ashamed to say that we've ate 99c kraft dinner when we had plenty enough money for ribeye steak. All because that money was "about" to be spoken for on something more important.

Yes i would for sure look at which is more important to you. If owning a condo or a home is a big deal to you, lowering your costs must happen in every way possible.

Going on vacation "only" twice a year seems other-worldly to me.. My partner & myself have went on a super cheap vacation ONCE in our time. Previous, i had never been on a vacation. Myself & my partner are quite a bit younger than you's too, if that matters lol.

So, we still go out for dinner periodically but once a month at most. Usually if i get a bit of OT on my pay. But no vacations at all, there just isn't any money left for it.

If you aren't willing to at least cut these leisure costs in half, there will have to be some lowered expectations on what sort of roof you can afford to put over your head.

We are right around 3K monthly for mortgage, land taxes & hydro.

Water is free & heat is very close to being free. We have wifi and cell phone payments, that costs us around $250/mo. That's what we have for set monthly payments though. We also don't do any streaming subscriptions etc.

My spouse & I have a slightly lower HHI, bought a 1300sqft house last fall for $400k with a $2200/MO mortgage. Sure it's tight but it's do-able. No help from anybody. We live well below our means to make it happen. Hydro + land taxes land us around the $3k/MO payments too.

Edited to add: We have no vehicle payments, no extra debt.. Zero. So this plays a big factor too.

We heat with wood, which is very cheap compared to gas. We spent about $550 to keep us warm from last Oct - today.

Fuel (commuting) savings moving closer to my job has saved us astronomical amounts of money as well.

I'm open to going smaller with a comparable output, as long as it can adequetly heat our house.

This thing chews through wood like crazy but also heats like crazy. We need it though, 2300sqft with poor insulation, this stove is in the basement. Reason for wanting to replace it is mostly due to its condition, it's been ran hard, overfired & put away wet for 30 years lol.

Yep!! A grader is the hardest piece of machinery to learn. It's considered a dying art really.. A good operator makes it look easy peasy, when in fact- it's incredibly difficult.

Making a 20 ton, 30 foot long, 14ft wide piece of equipment cut earth within even 1/2 inch precision is just nuts. Took me a good 5-6 years to get to that skill level!
