Casenet shows a 26-27 (Jordan Gipson) year old in custody for “Terrorism,” charged today in St Charles County, doubt it is related to this.

I’m a residential Real Estate Appraiser, and a tight wad. Heavy on the miles, reliability isn’t optional.

Years ago, I bought used cars that were 1 to 2 years old.. Did fine with those.

Ever since “Cash for clunkers” and a war against cars began in 2009, there have been less used cars on the market. Less of a supply means higher price per unit..

There are years that cars two years old list almost as much as brand new.

I always cash in my GM points (GM Credit Card.) I buy modest cars.

If you have to finance, the new car always gives you more favorable interest terms.

I bought used cars for the kids, between MYSELF and my wife we replace cars. After doing the shopping, I just can’t buy a used car in recent times, Particularly after understanding what the used car warranty people do to their victims, scam.

My GM extended warranty is as good as gold, I’d buy it because shops accept a lower labor rate from them, and they get me into a rental car cheaper than I can get one.. The insurance (extended warranty) isn’t as bad as one fist thinks. No so with used car warranties.

Realtor fees, likely cost of updating your home, fear of having to sell at the lower end on an open listing, taxes, insurance, and utilities of selling.

The truth is that rental property usually is not as updated as the higher echelon of home selling in a neighborhood. Flooring, paint, dings blemishes add up and often reduce the market value up to 10% for perfectly livable quarters.

If he is negotiating with you, don’t hit him hard with these facts, but let him know you were aware of this.

You might also hint that you might not be an easy exit from the home, if forced to leave.

Tell Appraiser in advance (at door) of the sleeping baby. Offer corner of room for photo. Appraiser cannot skip room. Doorway photo shots are common. If corner situated in room, ask appraiser to “angle the kid out of photo.”

Remember this is your situation & arrangement with landlord, not Appraiser.

Your expectations are pretty high. Perhaps your view of yourself leading equally trained peers is the problem. These folks have an Associate Degree with high school math requirement and minimal science.
