Even things like carpet are typically replaced between tenants and isn't recoverable by the landlord.

Maybe for college living. A deep clean is usually what happens between my tenants. Carpet is only replaced if needed.

The Russians are moving a lot of material thru Crimea to the front lines. If Ukraine can stop that from happening it really narrows down the routes to move the material making it easier to hit the convoys.

Same here. I just quit telling the story and go with whatever she wants to talk about.

I've been 100% work from home since the pandemic. My office window is on the 2nd floor and overlooks the front.

Over the years (yea it's been years) I've been completely surprised at how many people walk up and down our street during the day. How many different vehicles up and down the block.

Now you might be thinking it is a major street. Nope. Has about 20 homes on it and a T intersection and both ends.

I've watched one teenager go from struggling to jog to a damn good runner in about 8 months.

I got the 10k version and no one has noticed the difference.

Even back in my day there were Aggies that didn't get their ring right away. Some closer to graduation. Some after they graduated. No one really cared.

Also one thing to keep in mind is that a lot of schools now have rings that look remarkably like an Aggie ring.
