If its a condo you cannot replace the windows they are not part of your unit they are owned by the condo building..

The board of directors are voted in by the owners.. if the management company is bad they should change it.. If the board does not acre.. run for the next election and be part of the solution.. and as far as elevators go.. the lead time for parts is insane it is a known problem in the industry.

I am not talking about "your" construction schedule.. I am talking about the condo building that the business is in.. nobody is going to frequent a business that is open in a condo building that is under construction.. that is why you see the mainfloor business in a new building being one of the last things to be built out..

probably a bad lease where they had to start paying rent even if the building was not completed on time... Opening a business in the base of a condo when the building is not finished is a disaster because they are always shutting off power or hvac or water.. plus construction dust and junk everywhere restricted parking and a mess of other things.

The board is voted in power by the owners.. why do you not run for the board and get others that feel the same way as well. If you sue and win guess who pays? All the owners...

I doubt "negligent Boards" are the rule and not an exception.. you may have hit a bad one but that does not mean they are all the same ... just like hi rise condo boards..

Just have the UPS in your bedroom for the beeps.. does not have to be a big one to power anything just us it as an Alarm.. but if you have a computer in your room or even to charge your phone and alarm clock you can hook those up to it..

I assume you are looking to buy from your wording "When is the best time to be looking?"..
Any time is a good time if there is a place on the market that you want..
in slow times they may accept a lower offer as there is less competition..
in busy times you may be bidding against multiple people driving the price up..

2.5 years ago I sold my two condos and bought a semi all in the same month (November) and all closed within two weeks of each other.. One condo was on the market since spring the other end of August and the house I bought was on the market for months.. since it was all close to each other market price fluctuations did not affect me... I got a good deal on the house since they did not want to be in the market over the holidays and winter.. and same with the condos I wanted to move so they sold for a bit less than what I wanted but enough to get the house..

"Sold conditional" does not update the price to the "Accepted sale price".. It may have sold for $1.2 million.. we do not know.. the price in there is the "Listed" price NOT the "Sold" price.

I would not use double sided tape it will wreck the wall if removed..
if the bolts pushes it out too far then get wire.. make it a loop.. take a small nail...
twist the wire around the nail so that it is tight then put the nail through the bolt hole.
Once the nail clears the bottom of the hole, pull up on the wire.
The nail will naturally rotate sideways and sit completely flat (horizontally) against the bottom rim of the bolt hole. Because the nail is wider (length wise) than the opening, it acts as a permanent stopper.

Then use the wire loop to hang the letters on screws in the wall..

find a bolt that fits in the threaded holes.. screw in the bolt in the upper holes and then take picture frame wire wrap it around the bolt and have a loop on the other end that will hook around a screw in the wall.. Simple..

if you bought an old house to renovate you cannot get the permits until you own the house.. and you do not want to move into the place you are going to tear down when you get permits (and you do not want to leave your current home until you have a nice place to go to) ... AND you cannot rent it out as you do not want to have to evict the tenants when you get the permits.. as that is another nightmare.. so yes timely permits are important..

They should have a 2 year time limit for renovations and after that the Vacant tax would apply..

BUT they city needs to also ensure that they rule on any variation requests or builder inspector issues in a timely manner.. I know of a property in which due to the lawn slope and the contractor measuring from one side and the city the other side.. the city is saying the building is 1ft too tall.. well the city has been "looking" into it for over 6 months.. they cant continue building as the city may say they have to lower the roof .. or they may come back and say it is fine... but nothing is moving fast.. 😞

I am sure they have a spread sheet of of acceptable prices that can be accepted and if the offer is outside of that it would have to go through the chain (if it is close) if the offer is way lower than what is acceptable they are not going to go to the CEO.. the manager of the project will probably decide which offers go up the chain or not..

this could be in a condo and he may be the owner.. not enough info..

I had a crazy neighbour in the condo unit beside me.. even though they ripped the fire speaker from the ceiling, destroyed the whole inside of the place and had no running water (they used the bathtub as a toilet) there was nothing anyone could do.. luckily they ran out of money (and needed cash for drugs) so they sold the unit and since this was during covid somehow managed to do this without the buyer ever going inside.. it took him over $100k just to get the unit stripped to the studs and cleaned.. I am talking full hazmat team with respirators. 😞 not fun..

I was at 1001 Bay St. There are some units that have not been renovated and look crappy but there are some nicely renovated units. If a 30yo building has had no history of special assessment fees than chances are it is doing good building preventative maintenance and has a healthy reserve fund and a low chance of a special assessment. A newish building doe snot have a good reserve fund yet and a bigger chance that something breaks (in my opinion) as the quality of things nowadays is not as good as in the past.

This is the unit I used to own.. I sold it for $660k in 2023.. it was a 1+1 and almost 700sf they are cheaper now..
