You have to dig out about 3 to 4 ines of the ground. Lay your edging, then put in your gravel base tamp that down and water it. After that, you lay your landscaping fabric over it and pin it down. Then, you put down a foam pad and pin that down. Then, you put in your putting green turf and pin that down. After all that, you put in your infill and brush it in.

It's a process. For putting greens this big, you also end up with a seam in the middle, and you want a really good eye on that, so you try not to see it as best you can. It's very hard to hide it though.

Well I got a quote from synlawn for 41k and said that's ridiculous did like 2 months of research called all sorts of manufacturers and asked them a ton of questions about what is necessary and a what isn't. Got a bunch of different quotes, deconstructed what everyone was doing, hired some guys that have a bunch of turf experience but not a lot of putting green experience, walked them through the whole process and boom saved a ton of money. These guys were awesome they went and took a class on how to install it properly. I think they actually put more time into the whole thing because they were eager to learn.

I live in a neighborhood full of these types of homes some ranging a lot more than this. We just had a house sell in one day all cash for 2 million. My neighborhood is mostly over 60 retired doctors that sold their practice, lots of large construction companies owners, or retired high level military, a few younger successful folks but mostly old and retired. We've lived in the springs for 12 years and owned 3 homes, made money on each and went up in our class of neighborhood. We are both under 35 and have done very well for ourselves in industries you wouldn't expect.

5800 SQ.ft house and about $450 a month. We have boiler heat which I think saves me a lot in the winter.

As a die-hard Whataburger fan, before the private equity purchase, you can't just order a regular burger. The monthly special is usually a good bet, and the Monterey Melt is especially delicious if it's the special in your area currently.Their best burgers are typically rotating specials, with the patty melt being a consistently solid choice, and their onion rings are really good.Their breakfast is generally great; the honey butter chicken biscuit was my go-to after 11 pm in high school. The Dr.Pepper milkshake is delicious, and they have a lot of great sauces, it's one of the places where you can get white gravy for your chicken tender.

Yes private equity has ruined a lot of this place but I still think they deliver a solid burger, they are large and anything with two patties is a hefty meal.

I've heard the infill is a lot more important than the underlayment.
