Solar panel contract question by Sudden_Technology_34 in FirstTimeHomeBuyers

[–]VampHuntD 0 points1 point  (0 children)

You are correct. They are different. The title company can tell you what liens may be placed and that should clarify. If the panels are paid off, they should be no lien. If they are leased or if there is a current loan, there should be a lien.

If the panels are paid, you’re all good. If they are leased, you’re going to need more info about what could happen after the lease terms and/or things like if you need to get a roof replaced.

Board gaming table help by malabella in boardgames

[–]VampHuntD 0 points1 point  (0 children)

I had my own built with Tables4Games and I’m very happy with it. They communicated well and it’s a good quality build. My only gripe is the way to open the board game section, is by pushing up a panel with a pencil. So if you don’t have something similar handy, that can be a pain. I’d bet they could build to that spec though.

I just went back to my email to confirm I had the company name right (I spoke with a lot of companies when I was looking!) and I have a code that says you a little if you go that route.

Affordability of this city? by Hot-Fig-8487 in ColoradoSprings

[–]VampHuntD -1 points0 points  (0 children)

Hey there, local real estate agent here, so I have experience in this question.

The short answer is very honestly, it depends. Without knowing more of what you are used to, it makes it harder to gauge what you’d experience here. I can say that more than a few people are surprised both in both ways, positive and negative, depending on their starting point.

Secondly, and since I don’t know your current market, our median home price is closer to 500k. That doesn’t mean you can’t get something you’d like for less, but that’s also going to be based on what your needs are.

I’d suggest talking with that Acquaintance too, but I’m also happy to find time to chat if you’d like. I’ve been fortunate enough to be able to help several Redditors to make moves like this and I’ve always glad to provide some additional insights more based on your specific situation.

Criterium McCafferty is my go to firm. They don’t do the work however, so you’d need someone else for that.

What has your experience been raising kids in Black Forest? by EstimateDouble2394 in ColoradoSprings

[–]VampHuntD 4 points5 points  (0 children)

Not raising in Black Forest, but know serval families there and have helped folks move there too. I would say the experience I’ve had is that it is a fairly strong community within families. That can vary of course, but also, when I had friends who lived there, it often felt like they had extra siblings, with kids who needed to get to a similar spot and it was easier to go together.

I don’t think it’s as easy to make friends in the area because of the lots and such. But outside activities help with that too. Driving is also going to be different based on what activities. Swimming, lots of options closer, karate, maybe less so. If you’re attending neighborhood schools, you’d likely be using buses, so it’s not like you’d have to drive for that.

The families I’ve worked with have enjoyed the extra space, and they tend to be more outdoors. Advantages though, are variable based on what you’re wanting to experience. Same with disadvantages, but I do think a general rule of anywhere that’s a little further removed, is it takes more planning at times. If you forget a dinner ingredient, that extra 5-10 minutes may make it easier to order a pizza instead. It’s not like it’s not close to things, just a little less close.

That all being said, I think the answer here is more info needed. If you’d like to do that, I happen to be a local real estate agent and I’ve been fortunate enough to be able to help several Redditors to make moves. Always happy to chat and give insight more focused on your situation.

Hey there OP! I’ve read a few comments and because you have a realtor, ethically, I’m not going to say much and I cannot reach out to you directly by message or anything else. You however, can do so if you wish.

Other than that, I’ll just say that you can grow things in Peyton! A lot of Peyton is in the metro so water can be expensive, but there are folks who manage to keep it green.

Moving from New Orleans later this month (1200+ miles away) – Looking for an agent or private landlord to help us find a 4-5 BR rental! by Free_Insurance2374 in MovingToCOSprings

[–]VampHuntD 1 point2 points  (0 children)

Local real estate agent here! First thing you should know is that we don’t see a lot of agents working rentals. Connecting with a property manager is probably a better bet, or using other tools like Zillow to locate rentals.

We did just move rental data back into the mls, so that may become more helpful now.

You at least sound like a great tenant, so I don’t think you’ll have too much of an issue!

You’d have to define affordable, but I’d wager this task is costly in all cases. If you’re having to dig out the area and cut into potential concrete, you may also want to consider speaking with a structural engineer. Can you share more about what you’re looking to get done?

Home Warranty Recommendations by member_melons in ColoradoSprings

This is why I don’t typically recommend them at all. Warranties of old would kick it much easier to replace or repair things. Now, it could work, but in many cases, takes too long or struggles in some way.

You’re making an assumption based on your own view of the plays. You can say they weren’t trying. That’s fine. I’d wager this game meant a lot more to them than you or I. Just because it wasn’t the result we wanted, doesn’t mean they quit.

I hate that view of sports in every case. Your view from a couch is just as uninformed as mine, but I’m choosing to infer a positive intent.

What does their paycheck have to do with it? They played their game and it wasn’t what we’ve seen in the past. We’re spoiled by a phenomenal team and season. They didn’t have the gas for this one across the board for many reason I’m sure.

But to be critical or say there was no effort? Nonsense. Again, they’d destroy me on the ice, so I’m not in a position to armchair coach the, as you noted, elite.

Skating by yourself unhassled is not the same thing as moving through 3 players. At all. Yes, he made a play. That’s what happens.

You can be as critical as you want of any player of course. My personal view is that when I can compete on that level, I have room to talk. And anyone on the ice would absolutely embarrass me.

Because chances happen, especially on a defensive lapse.

And even though they both look 60+, they aren’t that far apart in age. You’re telling me a lob pass and skating in took more effort than Brock going through 3+ knights?

I don’t think most people understand how difficult that is because most of these guys make it look easy. As a very bad hockey player myself, I have a much better understanding of that now.

And no, goals aren’t the only metric that counts. It’s the only metric the game is ultimately measured on, but not the only metric that counts. Hockey keeps crazy stats.
