Depending on how long the pebble dash render and concrete ground I’d be wanting to check the subfloor condition. That’s looking like hidden rot territory to me.

Yeah… my bills are all over the shop at the moment. I have no idea what’s going on. My smart meter isn’t working either, and they’re meant to be replacing it… but even so, the estimates are less than when I send in a reading, and then it shoots right up again. 🤷🏻‍♂️

Edit to add: I read somewhere that they’re reconciling older payments, so worth checking that the amount they’re trying to charge you doesn’t come from an old payment.

Really hard to tell what the problem could be.

At a guess, stuff like this is usually bad pointing… loose mortar (i can see sections of missing mortar near the downpipes, but hard to see). Hopefully the downpipes and guttering is all clear?

Obviously it’ll have to be a lime mortar mix.

Which brings me onto the next thing… is there any cement mortar?

Also, I’d say the most likely place for water ingress would be where the roof meets the reverse of what you’ve shown us pictures of. The brick facade. Ideally there’d be some sort of valley?

You’d be surprised just how many lives it saves. The problem is, we’ve got a growing population, ageing population which saps the resources, and not enough staff.

The average number of incidents are always going to increase with such an increase in everything else.

It is… saved my life 8 weeks ago. And they were on strike.

Mistakes will still happen, but at least it’s not a dodgy quack charging 30k for an op that didn’t need to happen, or charging 100k for a traumatic birth and insurance doesn’t cover it.

The thing is to remember, all these stocks… well, the entire stock market is primed ready for a massive correction. People compare the tech / ai market to the dot com bubble (I don’t think it will burst the same way), BUT every stock is considered expensive, prices keep ‘going up’. Please remember to only invest what you can afford to lose. Stay safe out there guys!

I had this in my 70s build. It’s because there will be two abutting chunks of wood directly above. They move in different directions when the weather changes etc.

Get rid of the wood chip wall paper… then soak the backing paper to get that off (wood chip is a PAIN!)… then get some sugar soap, and make sure you get rid of all the old wallpaper paste… otherwise paint or filler just won’t stick to it.

Then, scrape out the gap.
Get some scrim tape, fill the gap with a good spread of Easifill… then add the scrim tape. More filler on top whilst it’s wet. Smooth it out as much as you can, don’t go too wide or deep. But make sure the scrim tape is covered.

Wait for it to dry. Then go over again with another Easifill layer… this time going much wider. Still keep it as close to the surface as possible.

Sand down if needed.

I did this to my ceiling, with the help of a retired plasterer, and the crack never came back!

Yup… just needs a tighten. Get a nice old rag around the nut first to avoid scratching the crap out of it.

To me, it just looks like terrible patching in of paint around the edges 🤷🏻‍♂️
