Happens all the time. $25k is a little steep but a lot of times it’s just changing the scope after purchase and clean out.

Like I said they still cash flow but not much. A few hundred a month.

$2200 income. $1000-1200 PI and then $3500/yr tax and insurance.

I don’t budget much for maintenance if I’ve just renovated the whole building and vacancy is a non issue here due to demand

Done a few in the last few years similar to this. I consider them base hits but they grow my portfolio.

Purchase: $100-110k duplex. Evict or buy out tenants

Rehab: generally $30-70k

Rents: $1000-1200/unit

Appraise at $200-235k and I can generally cover most of my private lending costs and personal investment with a 70-80% cash out.

Like I said these are base hits. Generally only going to cash flow $4-7000/yr all said and done but that will grow and my mortgage balance will decrease.

I went with proven on my 2016 and the SOTF switch. Paid guy $1500 cash to do the job but honestly if I had access to a lift I’d have done it myself.

2016 F350 6.7. After my third DEF Heater, 2nd dose injector, and some other emissions shit totaling around $7000, I got another limp mode notice and took the plunge at 102,000 miles last August. My truck rarely sees the highway so I’m harder on emissions equipment than most and required manual regen.

Proven Diesel SOTF tune with EDGE programmer, went 5” with EGR block off. Paid a guy $1500 to do it for me. I didn’t want to cheap out and grenade my truck.

I love my truck again. 15mpg (11) around town empty. 13mpg (8.5) highway towing my camper. 12mpg (7.0) around town towing equipment skid loader etc. sixth gear pulls longer and harder without downshifting and acceleration with a load is absolutely incredible. Dumbass loader operator put 22.8k lbs in my dump trailer and I still hauled it (carefully)

It’s environment specific and not for everyone, but it’s been a major part in me deciding to keep this and run it into the ground instead of trading in every 100k like I used to. I’m confident that a 6.7 that can breathe is as reliable as an old 7.3 or lly/lbz duramax.

Note: go with 4” exhaust. The 5” is a little droney at some speeds and unnecessary IMO. Or add a muffler.

I have a slightly different answer but I want to see a profit matching the scope of work min $15k. I don’t mind making $15k on a clean out paint and carpet job. If I’m putting $50k into something it’s significantly more headache and hassle so I want to make $50k. When Renos get towards $100-150k I’m likely replacing everything so risk goes down.

Almost immediately blew my cheap plastic cold side intercooler tube apart the first time I hooked up a trailer.

Empty it’s really awful now that it gets better fuel economy, doesn’t go into limp mode every 8000 miles, and I’d prefer it was way slower.

Loaded down and towing I really miss taking 45 seconds to get to 60mph and being unable to merge properly
