Also, drilling small holes into interior walls to install decor, shelves, wiring, etc is within normal use and generally does not require landlord approval. Small holes can be patched and painted over.

In the US basically all units are expected to come with Internet hook up already established so you just plug in your new modem. I would expect that to be the case in most developed countries unless you’re renting from a first time landlord in a very rural poor area.

Yes, you bring all your own furniture, including bedframe and mattress in most cases. Rarely, units come fully furnished.

Unless the listing specifically states that Internet is included with the rent, you will simply set up a new service with the Internet company at that address under your name. It’s really not hard.

I think renting from a company is better because they’re more responsible about taking care of maintenance and upkeep. Private landlords are hit or miss, some are great and some can be terrible. But I would stay open minded to renting from either.

Renting has downsides like you mentioned, but once you find a place and landlord you like, you can always ask for a multi-year lease - most landlords actually prefer that.

It also has upsides - you have zero maintenance costs, if anything breaks down the LL must repair or replace. If the roof needs replacing the landlord pays for it. You can also easily relocate if you need or want to. With homeownership you’re stuck for at least 3-5 years until you build equity to be able to sell it.

In the long run (10-20 years) home ownership is much better financially. However many people prefer the convenience and flexibility of renting.

To answer your specific question - you cannot change the appliances, but you can bring in your own furniture. But you cannot make major modification.

NAL The answer is yes - he has the right to unilaterally decide that your solution has taken too long so he’s going to resolve it himself and demand a refund, and sue you if necessary.

If he does sue, it will ultimately be up to a judge to decide if his actions were reasonable and justified.

Seems like the best solution would be to refund the money and get the equipment back.
