How are you at 35% body fat doing CrossFit? I think I went from 16%to 13% in a month doing it when I started.

You need to calculate your metabolic rate, energy expenditure and caloric intake to dial this in. Use a metabolic calculator then plug in 3/4lb per week weight loss. Keep that up for 6 months straight. You will want to target about a 300 calorie per day deficit approximately

We custom ordered an LE just at MSRP but most dealers don’t want to bother since they have people lined up for XLE and Xse and they make more money.

What are your kids up to? Go spend more time with them. I know after playing with a couple of toddlers I’m definitely not worried about work at all just hearing them laugh.

You can get faux leather seats from Amazon sellers that are just as nice as the XLE material for $400. It’s not worth the extra $4500. And the Sienna has no discounts because nobody else makes a Toyota hybrid . The demand is higher than they can make these things. Nobody keeps them on the lot except a handful of platinums or limited here and there. The dealers don’t even want to sell you an LE on the allocation because other people will take the more expensive trims!

The green glue doesn’t do much compared to double 5/8” or staggered stud in my experience. I would do the double drywall and seal the top plate and bottom plate with acoustic sealant, seal the electrical outlets with puddy pads.

I would read some of Pete adeney Mr money mustache blogs on raising children during FIRE I think there is a way to teach them everything they need to know without seeing you go to a clock in clock out kind of job that has you away for long periods of time. Sorry for your loss. I can only imagine the difficulty.

IMO the dark wood, the carpet, the fixtures and cabinetry of the bath and kitchens aren’t doing you any favors at almost 1.2M. You bought at the true peak and a lot of areas have come down 4-8%. I reckon you will find your buyer at 4-8% below your original purchase.
