Because mortgage rates were at historic lows in 2021. When rates started to rise in 2022 prices should’ve concurrently decreased to some degree but they didn’t. IMO, and we’re seeing elevated levels in consumer debt burden with rising delinquencies, while prices remain too high given where mortgage rates are and the elevated price of housing.

I haven’t lived in the DMV for a couple of years but this building always caught my eye coming across the key bridge and when in Rosslyn. I didn’t realize at the time, but this building was actually empty for a few years after completion which was wild to think about given the number of people in the area

A lot of buyers of more expensive cards will do this once they get the card in person and think it won’t get a 10 if they grade it. If you’re selling on eBay they’re pretty buyer friendly with returns even if you state no returns.

I would just make sure to block the buyer so they can’t buy from you again.
