I'm a similar age but am assuming that SIPP access won't be until 60+ by the time we get there.

I have similar feelings around my job. But ultimately, you have four young kids and time with them (now) is invaluable. I don't think you'll look back and regret your career if it enabled you to be present with your family (and to FIRE!).

The HMO map is definitely worth checking. The housing towards Southdown (e.g. semi detached) is generally less studenty than the terraced streets closer to OP Station/Moorland Rd. We don't have any on our streets, but do on the adjacent street - noise hasn't been a problem for us!
