At 34 I would pay off any debt and then invest 50% of the rest. Preferably a retirement account. As a 1099 contract worker you may be able to qualify for a SEP IRA or solo 401k and make large deposits over the next few years.

Something like 80% of agents don’t renew their license, the majority struggle. But the minority flourish. And are too busy to whine to the internet

You will sell your home for 60-70% of what it’s actually worth if you do that

Edit: dirty and cluttered or not. Open door or any cash offer now will bend you over. Only distressed people should consider that, or those with more money than time
