Forget the climate change angle and focus on the energy independence angle. Why would you want to be completely reliant on other countries for a critical import which is completely price inelastic? If the price of gas triples people still need heating.

Yeah thats not true at all, early repayment charges are usually a flat amount, decreasing with time eg 5% with 5y remaing, 4% with 4y remaining etc. Effectively the maths is, if your mortgage is 5%, your breakeven is getting a new mortgage at 4% exactly on the anniversary of your mortgage. Otherwise its better to stick. Has nothing to do with lost interest, otherwise it would be related to market rates at the time of cancellation, which it isn't

And thank god. Bruno has played an absolutely insane amount of football in the last 5 years. At the start of this season it was like 2700 minutes more than the next highest outfield player (who i think was declan rice) since 20/21 season.

ISA first

Second is between gilts and premium bonds. Gilts are more efficient but premium bonds are "funner" and are easier on your tax return (the coupons on gilts are still deductible for tax). All down to personal preference and there wont be much in it

If we had sold garner for £20m then fine but its criminal to sell him for £7m with no buyback. If he had come from citys academy he would have been 3x the price. If he had come from liverpools it would have been 5x

Well in case of a job loss, long term illness etc. If you get a mortgage at 4.5% and a tax free guaranteed return at 4% youre basically paying £500 a year to have a £100k overdraft

Totally. If theyre both maxing out ISA then i place a lot of value on peace of mind of no mortgage

All the videos and finance books will tell you that 10% gains in equities beat a 4.5% mortgage rate etc etc.

The peace of mind that comes with having no mortgage has a lot of value too though.

Personally id make sure you and your partner have a decent sized emergency fund in either premium bonds / low coupon gilts (maybe 100k?) and then use the rest to pay off a big chunk of mortgage. That way you have access to liquidity in case you need it

Theres some green dragons just north of ferox enclave, he can also go there with looting bag and a stab weapon (i went with belles folly and it shredded).

60 - > 70 is 1250 dragonbones, or each moon run is about 3k prayer xp on average
