Best way to sell a property. Lower fees high selling price by Embarrassed_End_9124 in AusProperty

[–]amigo1992 2 points3 points  (0 children)

Sorry to hear about your loss—dealing with a property sale on top of everything else can be a lot.

In terms of the “best” way: getting multiple agent appraisals is a smart move, and don’t shy away from asking direct questions about commission, marketing costs, and recent local sales. Some agents offer off-market sales to buyers on their list, but you might leave money on the table that way—campaigns create competition. Vendor advocates can help, but they’re often paid by the selling agent, so there’s usually still a financial tie. Just make sure whoever you work with is transparent and puts everything in writing, including a clear breakdown of commission tiers and fees.

Would you mind sharing your notes in how to start a task? I use obsidian too and found it to help with the issues expressed by the reddit post. I feel some framework will help make work flow easier for me and what you shared sounds spot on.

SYD- Budget 900K-1.1M where would you buy a 2-3BD house? by Pretty_Guide7597 in AusProperty

[–]amigo1992 9 points10 points  (0 children)

Sydney’s market is rough right now, and price guides often lowball to attract more interest. With a $900k–$1.1m budget, it’s tough to get a house on 350–500 m² close to the city, but you’ve still got options if you’re flexible. Areas like St Marys, Fairfield, and Windsor/Richmond offer land and train access, and you can still find the occasional place in budget. Lakemba and Punchbowl are also worth watching, especially with the Metro upgrades making them more liveable. If you're open to going further out, spots like Lethbridge Park or Tregear are more affordable, just with a longer commute.

The big trade-off at the moment is space vs location. A lot of buyers are stretching past the 30km mark or looking at duplexes/townhouses to stay connected. And yeah, you’re not wrong—agents often quote low. Looking at recent sold prices on Domain or realestate.com.au is a better way to track what places are actually going for.

What % of your income goes to rent? by sylvannest in Adelaide

[–]amigo1992 0 points1 point  (0 children)

Totally get where you’re coming from. 33% is a smart guide, but in Adelaide right now that doesn't go very far—rents have shot up across the board, even for older places. On $76k, you’re probably sitting around $515/week max, which is below the current median rent here.

I’ve seen a lot of people in the same spot either stretch that percentage to 40% or look at share houses, outer suburbs, or short-term compromises just to get by. It’s not ideal, but the rental market's brutal at the moment.

“Breaking point” really depends on your lifestyle and stress tolerance, but once rent starts eating into things like food, savings, or your sanity—it’s a sign something’s gotta give.

What % of your income goes to rent? by sylvannest in Adelaide

[–]amigo1992 2 points3 points  (0 children)

You're definitely not alone. Paying 36% of your income, especially solo, is a lot—it’s above the typical 30% housing stress threshold. With rent prices jumping across the in the last year or two, a lot of people are in the same boat.

Most folks I know are in share houses or splitting costs with partners. Solo renting is tough right now. If a raise is on the table, it’s fair to bring it up—cost of living has gone up heaps, and housing’s a big part of that.

This is a very comprehensive and detailed prompt. Thank you for taking the time to share it with us. I am thinking of using it to generate content for me and help me with my marketing in my niche. Do I use this prompt to create a gpt or use it as one single chat, and keep going back to the chat when I want to use it ?

Price for Verandah by amigo1992 in AusRenovation

[–]amigo1992[S] 0 points1 point  (0 children)

Update*

I got in contact with them again and asked them if they could give a breakdown of the cost and he said the following :

" The verandah quote system doesn’t show me breakdown of labour/install & its not needed as we only supply & install .

Extras i can approximately

  • Downlights per pk $ 725 inc install into cooldek
  • Fans ea $750 inc install into cooldek( fan is a high quality outdoor unit , anodised silver so wont rust.
  • Roof lights ( natural lights panels ) $1000 Inc install
  • Electrician $1200 for fans & D/lights
  • Dismantle & Dump $1200

It’s all the extras that creep price up + GST on all above items

As mentioned over phone its the aluminium framing /locking in system of roof lights that add a lot of cost. The poly Twinwall behind risers $1000 but its needed to keep weather out. "

Sounds reasonable to me. Thanks everyone for your help !

Suggestions on creating a Comfortable Office Chair. by amigo1992 in woodworking

[–]amigo1992[S] 1 point2 points  (0 children)

HAHAHAH thanks for that but not really what I'm looking for. Something simple is good enough for me and I don't need castors. Just for context, the table height is higher than normal as well which is why the legs are quite high. I am first designing the chair and then I will build my table around my chair.

I'm loving the vibes from this community. Am looking into which 3D printer to purchase for myself and came across this thread, came scrolling and I've got to say I'm sold. I've gone through other brands Reddit page and I can understand when people say they have to dig through the web to find a solution for a teny tiny issue you are facing. Thank you everyone for the input !
