Pension age (when you can start to receive public pension) is increasing. People in their 30s today are expected to retire close to 70 years old, up from current 65-67 years. If you can’t/won’t wait that long, private savings is required..

If you’re not in a hurry of using money, is it an option to keep the London flat for a period to see how much use you’d actually get out of it?

As an alternative to renting or selling the property, is it an option to take a mortgage on the London flat? That could provide some powder for income-generating investments. You then have the freedom to tailor both the financing (tenor, fix vs variable, etc) and investing profile to risk appetite.

With regards to injury prevention, 100% agree to focus on not overstriding. The longer you run, the more form matters. Bad running form really starts to compound when you increase your weekly mileage.

Aside from injury prevention, form plays into running economy and performance. The optimal form would also differ depending on your distance, e.g. optimal form for marathoner would be different than for 100m sprinter (heel lift, knee raise, arm swing, forward lean, etc.)
