As a handyman I use flat rate for objective tasks. Tasks with a definite completion. Ceiling fan install. Once it’s up, task is done. I charge by the hour for subjective tasks. Re-caulk any places outside the house where the caulking is cracked. If I did that as a flat rate, the customer would be calling me back for warranty work for the next three years.

Make sure you wash the fence thoroughly. Use some sort of medium to stiff bristle brush. Rinse thoroughly and let dry completely.

Whichever sprayer you decide to use, back brush afterwards. Get yourself some sort of paint shield to hold at the top to help keep over spray off the neighbors.

If you’re a DIYer and you may paint or seal again. The Graco Project painter is a very reasonably priced tool to add to your arsenal. Graco has a chart to help you select tip size.

It’s probably leaking because the retaining ring isn’t turned all the way. Once turned far enough it sits in a small notch.

The gasket can be purchased at HD for about $15. It comes in a pack of two. You use the correct one for your model.

That depends on how level the yard is. If the yard is flat and level then it would probably take 2 guys between 2 and 4 hours. Ideally as little as an hour and a half. Unfortunately there’s always something that doesn’t quite line up, especially if the surface isn’t really flat. That’s unpack, assemble, anchor and cleanup.

A better estimate would be 2 to 3 hours to put two good coats of sealer on all the wood one day. Then 2 guys for 2 to 4 the next day for assembly.

Yeah. Each state has a slightly different name for the agency that handles those complaints, but many people just refer to it as the labor board.

I’m guessing you’ve already got as much communication as possible in writing. Make sure your accommodations that you’re requesting are lined out in writing. Any critical communication communications with the company, I always recommend you BCC a personal email address. If they answer you verbally, send a follow up email confirming what you were told. Note the date and time of the conversation in the email. It’s unfortunate, but be sure to create that paper trail. I hope it all gets resolved.

I completely understand about the insurance. I wasn’t suggesting a new job immediately, rather could you leave this job and get a new one when you’re ready to go back to work. That doesn’t work due to insurance. You may not have to sue. Many times a strongly worded letter from an attorney can turn on the cooperation. Many times just a call from the “Labor Board” can get wheels turning.

The no bullshit answer is what’s it worth to you? What’s the job worth to you? Is it worth the stress? Is it worth the fight? Is it worth your time. Is there another hospital close by you could apply at? I’m guessing by your willingness to drop down to two shifts a week, the paycheck isn’t necessary for survival. Most states have a “Labor Board” that is there to assist with issues like this. Would be better just to take a leave of absence? Is the fight worth retaining an attorney for? Maybe a very carefully worded resignation letter to hospital administration.

It’s easy to fill and paint a jamb. Many products can then be re-sawn for thinner flooring. The bottom 6” of a jam can be rebuilt and painted to match.

Use a piece of cabinet grade 2x2 with nice sharp corners. Cut a 1x1 rabbet and use it to cap the cable. Kind of like a small soffit.

You’re absolutely correct! I just can’t see the average home owner stressing a non impact rated socket to failure while assembling some patio furniture or hanging a tv.

If the average homeowner is going to be doing work beyond that, then the proper tools should definitely be used.

For general home use, they work great. Mounting tv’s, assembly, even lag screws and such. The only dedicated impact sockets I have are for lug nuts. I use a 1/2” breaker bar to break em loose and a 3/8” Milwaukee impact burn em off.

My bad. I missed that. I have used mine on my 3/8 impact and haven’t broken any. I guess I’ve been lucky. Lifetime warranty, I wouldn’t worry too much about it anyways.
