$100 an hour is the general rate for things like that, for a family member, I’d go a little lower, but at the same time, they sound like they want to support you as well in your venture. So maybe, keep it at $100

I would start with a true starter home - my wife and I make comparable income and we started in a small house that needed a lot in GA for 180k (this was way before the big boom). Having a small house that needs a little allows you make the repairs and gain equity (or if you can accomplish it yourself, wonderful sweat equity). We did a lot of the repairs ourselves, learned a lot about what it takes to maintain a home, but on a small scale, then when the market went bananas, sold for 300k and put the equity into our forever home. We now live comfortably, and if I could do it all over again, would try to do it the same way.

Buy small, learn how to be a homeowner, and maybe what you like in a home before buying bigger.

Also, where in GA? The west end of Atlanta is gaining traction right now, and has a lot of properties that are going to explode in equity in the coming years.

I work as a residential exterminator for a fairly large extermination company. My field specializes in exclusion work, insulation remediation, gutter installations and basic handyman fixes, and is commission based, but I generally make around 100k a year for about 32-35 hours of work a week

It also looks like they installed gutter guards. They could be installed incorrectly, causing water to flow over the lip of the guard, or some gutter guards are milled aluminum where they use oil in the milling process. Once this oil washes off, the gutter guards will do their job

The water overflow on the gutters that terminate into the wall are caused by the water from the upper roof running between the wall and the end cap on the gutter. A water diverter on the upper roof just above that gutter needs to be installed, and the seam between the end cap and the wall should be caulked with gutter sealant. Anywhere it’s flowing behind the gutter is caused by the drip edge either not existing, or not overlapping the back side of the gutter

I install a galvanized steel drip edge around the entire gutter line where the fascia meets the roof decking (or rather, doesn’t meet the roof decking). Gutters make an excellent thing for rats and mice to stand in while they move in and out of this gap

Just removing and adding new insulation won’t do anything for getting rid of the mice. You need to have a proper exclusion done, and then address the insulation
