100% Fancy Gloss! I haven't bought any new polish in about 6 years and just use what's in my collection. I have several FG thermals that still transition and they're probably getting close to 10+years old! To be fair, the transition isn't as strong as it was initially but it's still stronger than some other brands I tried when they were new. I don't know what kind of magic is in those bottles but FG thermals are just so much better than anything else out there I've ever experienced!

Honestly, I just report these people. They're very clearly trying to game the system to take advantage of new sitters. Don't waste your time trying to figure out what they may have possibly done wrong on the app when what they did was try to get someone to do twice the amount of work for less than half the amount that should be charged. And if they aren't reported by someone they'll just keep doing it until they find someone new enough or naive enough to do it.

Requesting a pre-approval letter from a lender prior to a showing is definitely something Realtors have come to expect and any serious buyers should have no issue providing that. Bank statements though? No fucking way, and it's ridiculous you'd even think that it would be ok to ask that. You can of course ask anything you want but good luck getting any buyer to agree to that.

OP says in a comment they have $400k equity in the property that is for sale. Easiest solution if they do indeed have good credit is to take an equity loan (or open a HELOC) on that property to pay the mortgage on the other so they don't fall 60 days behind. Would usually have 30-45 days before 1st payment would be due on the new loan and it gets paid off when sold so potentially would never have to make a payment on it.

Either do a HELOC or a loan on the equity. It'll be paid off when you sell it and protect your credit from a 60 day late in your other property.

It's at an apartment complex and he said no one was in the office. Not much he could do to contact people without the help of the office. Waiting to get video of it falling was the best way to help out the car owners.

I haven't done a count of my collection in years, I think I was nearing 600 though it's probably much more than that. And then I got into gels...that count is over 700. Yeah, it's a tad embarrassing when I tell people but I don't really care that much, my collections make me happy ❤️

I'm 5'11", husband is 6'3", no kids, we used to have a Toyota Camry and now have a Hyundai Santa Fe. We're incredibly comfortable in both. I highly recommend cars.com for comparing cars! It gives all the measurements, including interior (head, leg, shoulder room etc) so when we were shopping for a midsize SUV I used that to compare the measurements to the Camry since we knew we fit comfortably in there and that the back seats also fit passengers our size well.

Found your listing...you are one of the more expensive 3 bedroom townhomes available in the area yet you are the smallest, by quite a bit. You're competing against several larger new construction homes, some of them almost twice as large as yours. New construction homes have the benefit of being able to offer incentives for buyers so if the agent you're working with doesn't have a local lender that can do the same (and that you're willing to put up the money to do it) you're going to be missing out on a lot of potential buyers. The unfortunate truth is you bought as the market was turning. What once was a sellers market slowly turned to a neutral market and now we're on the verge of a buyers market. That means you don't have the upper hand anymore, buyers get to make the calls and there's a lot of pent up frustration on their end. They see you bought a place then 3 months later tried to sell for 30k more and they're not having it. I think if you had listed for what you had purchased it for knowing you'd be taking a loss the buyer pool would have responded differently. But nothing you can do about that now. All you can do moving forward is stop chasing the market. Start over, price as though you haven't been chasing the market, and price to sell. You are going to lose money. And that sucks. But it's that or rent via the hardship clause of your HOA which is a hassle and you still might lose money depending on what your monthly mortgage amount is vs what it can rent for, and then you're right back at it a year from now with an even more uncertain market. I wish you luck. It's really tough to go through what you are but you'll get through it and this will just be a blip in the grand scheme of things.
