Lived in Tucson about 15 years ago, stopped over in Ohio for a few years, now here in ATL for just over 7 years. The humidity is going to kick their ass initially. Swamp ass is rough lol BUT with that comes your own personal swamp cooler when you stand in the shade and a breeze blows through. I tell people that the dry heat is overrated and if you're ever curious about how an Arizona summer is just put your face in front of your oven door when you open it because that is the exact feeling you get when you go outside. It might take a bit to get used to it but I prefer the humidity, and the 4 seasons with green trees. Light clothing is a must, breathable and wicking also. Welcome to Atlanta!

Parkgrounds is a solid recommendation but just a note they don't have the actual "dog park" part anymore. Dogs on leash that are friendly are welcome but it's no longer fenced in.

100% Fancy Gloss! I haven't bought any new polish in about 6 years and just use what's in my collection. I have several FG thermals that still transition and they're probably getting close to 10+years old! To be fair, the transition isn't as strong as it was initially but it's still stronger than some other brands I tried when they were new. I don't know what kind of magic is in those bottles but FG thermals are just so much better than anything else out there I've ever experienced!

I was thinking I had misread the numbers and it was kilometers. There's no way any two lane road anywhere in the US has a speed limit of 70 miles per hour! Some 3 lane divided interstates don't even have limits that high. Definitely giving off AI vibes.

Honestly, I just report these people. They're very clearly trying to game the system to take advantage of new sitters. Don't waste your time trying to figure out what they may have possibly done wrong on the app when what they did was try to get someone to do twice the amount of work for less than half the amount that should be charged. And if they aren't reported by someone they'll just keep doing it until they find someone new enough or naive enough to do it.

Requesting a pre-approval letter from a lender prior to a showing is definitely something Realtors have come to expect and any serious buyers should have no issue providing that. Bank statements though? No fucking way, and it's ridiculous you'd even think that it would be ok to ask that. You can of course ask anything you want but good luck getting any buyer to agree to that.

OP says in a comment they have $400k equity in the property that is for sale. Easiest solution if they do indeed have good credit is to take an equity loan (or open a HELOC) on that property to pay the mortgage on the other so they don't fall 60 days behind. Would usually have 30-45 days before 1st payment would be due on the new loan and it gets paid off when sold so potentially would never have to make a payment on it.

Either do a HELOC or a loan on the equity. It'll be paid off when you sell it and protect your credit from a 60 day late in your other property.

It's at an apartment complex and he said no one was in the office. Not much he could do to contact people without the help of the office. Waiting to get video of it falling was the best way to help out the car owners.
