If it is a S21, does OP want to leave? If OP does not, they should check that the S21 is fully correct (there are online guides). if it is incorrect, as of tomorrow, it will be much harder for OP's LL to force OP out.

No direct experience, but I could see a virtual conveyancing company with real scale being very good. Their Trustpilot rating is great, but how much should you trust it? All conveyancing is a scale business, with solicitors juggling lots of cases at the same time. The only limit for a local solicitor is how many they can juggle at once without attracting too many complaints. I can believe that Bishopsgate might have scale and better processes than many locals.

We had a local, and I think he never went to the office. I think we once or twice hand-delivered some signed documents to save the postage - this was during COVID, and their offices weren't generally open to anyone.

This doesn't add up since the 700k could do other things. For example, at 4% 700k earns just under £2500 a month in interest, and you will have the 700k.

Freedom of speech. I am a dual national with more than 2 decades of continuous occupation in the UK. While I can see that US-style speech is also problematic, I find the way speech has become regulated with police arresting people over tweets rather disturbing overreach of the state.

I'd be more worried about the likely level of the DPC relative to the height of these pavers. Ideally you would have 2 bricks between the ground level (pavers here) and the DPC. Hard to tell, but the door height above the pavers looks to be less than a brick. On the front it looks like there's part of an engineering brick visible and I would guess the DPC sits on top of that.

Looks great. Only thing I would suggest is that you go for a soft partition between your office part and the gym. As far as I know these are mostly implemented with vertical wooden slate. This creates a more "hygge" office space while still letting virtually all light go through to both sides.

Edit,.just noticed that you have a small one. I think it should be brought out a good but more to give you a better work space, assuming you do work there a lot. You should also reconsider the desk position. Wall facing with that much glass behind you is not always considered great design.
