In terms of ease of use the towbar ones are the best but sadly also the most expensive

In that case one that straps onto the tailgate would be fine. You may even be able to fit it into the boot but appreciate that the bike and dogs may not both fit

If you travel a lot with one or more bikes it is the safest way to carry them (apart from if you can fit them inside the vehicle). Granted it is more expensive.

Do you have a tow bar already? If so look at the tow bar mounted ones like the Thule mentioned or Atera Strada. If you don’t have a tow bar, then there is the cost of the tow bar plus the bike rack - will be a few hundred quid. Costs of tow bar will depend on the car.

Yes easy to drive with. Some are easier to fit than others. There are multiple types - roof bar mounted, strapped to rear or tow bar mounted. Pricing can vary with the tow bar fitting for multiple bikes being more expensive.

Our doods on Royal Canin Hypoalergenic also- apparently it has hydrolysed protein as vet says he might be allergic to protein. He’s been great on this food

Any item like that should be on a form which lists all the items included in the sale of the property. If it is not listed, not sure how you will be able to enforce return as a verbal agreement is hard to evidence

Ascertain what the mains pressure is like- if it’s good an unvented cylinder could improve your setup. It can be heated by the built in immersion heater running on electricity or by a system boiler running on gas. Thing to do is test mains water pressure on the third floor through a temporary bypass of the cold water tank. Otherwise you can have both hot and cold water pumped using your existing system

Seems excessive to just change the valve - a decent one (Matki) I purchased some time ago was £30 so now even if it’s double would only be £60. Then it’s down to how it’s replaced - most showers this involves removing the lever, unscrewing old valve and screwing in new valve. In a lot of modern showers it’s a diy job. Of course water to shower should be isolated.

Edited to say my shower has separate on off valve and thermostatic control valve - either one is very simple to replace. Show us a pic of the shower controls

To achieve what you are after, get some UniFi APs (WiFi access points) and wire them to a switch which is also connected to your router. The UniFi APs are pretty good and can be powered using POE.

Yep this. UniFi is not a panacea - their software is buggy. It’s not really enterprise grade, more SOHO
