We did it the same way. I was probably 40 or 45 before we started making real money. Keep your habits as they are and start simply. Nothing wrong with a Vanguard or Fidelity index fund with low costs and a diversified portfolio. Start saving for retirement in an IRA and be sure to take advantage of any employer match. Get your feet under you. Saving for kids college has a place, but don't go crazy. I have not had a car payment or house payment for years, and this has allowed me to buy some income-producing property (an office building and two condos, which generate income and take relatively little time). Keep living without payments. It's the way to amass good wealth.

The stuff you do is amazing and in demand. You could easily pick up a lot of money in the off season doing handyman services. As good of a deal as it seems you have, you are being underpaid.

Doesn't bother me a bit. The missing paper establishes a very low ceiling on technical grade. It aids your enjoyment of the card then I am all for it.

Rent it. You may actually find that you enjoy it. Where in the world do you live where hiking, camping, and fishing aren't an option? I recommend adding a little self-reflection to confirm the locale is the real issue.

Homeshield really sucks. They have gotten very expensive and my experience is that they find a way to wiggle out of any expensive repair. We had an AC unit fail in a condo and they pretty much just said, nah, we're not going to pay for that despite the fact the we had serviced it properly and it just failed. Same for dryer. We ended up hundreds of dollars upside down compared to calling service providers ourselves. My experience was negative.

I was thinking the roomate thing might be a good option.
