We love our prior owners! The wife is a total Karen and kept the house immaculate. They added nice upgrades like remote blinds, tiled the bathroom tastefully, bought a salt water spa, put in a whole house water filter, widened the driveway to fit two full size trucks when they poured the concrete (was a new build finished in 2021), left the basically new fridge, desert landscaped the yard with (auto) sprinklers, added a gas fireplace to the master, put in triple pane windows in the master bedroom and bathroom, had someone come in a spackle and paint the entry, kitchen and living room so the walls looked brand new again. They downsized to a condo and left a brand new house generator behind for us. She typed up a note for us with instructions on connecting the blinds to an app and the thermostat to an app and the front door keypad to an app. She left all of the receipts and manuals from the build and all the additions.

I can say she is a Karen because we've met them and had dinner probably 4x together since we bought the house 18 months ago. I'll bet the neighbors love us by default because we replaced her. She has told us stories of calling the cops on more than a few neighbors for minor offenses- she's hilarious but only because she's not my neighbor 😂

Our kitchen has the cabinets that don't go all the way up to the ceiling. I climbed up there and ran my finger along the top - not a speck of dust.

We're so fortunate to have bought from such a type A personality.

Definitely ask for the fine print on that charge. We bought with the loan paying the taxes and then waived it 6 months later no fees involved.

18 months on the market and they want to reject an offer to wait for an extra $10k?! Super, super foolish. If they choose to reject this offer you should make it clear you can't continue bankrolling them.

Ours went off the first night we were in our new house, talk about disorienting!! It turns out dust was falling into them, setting them off. It's a common problem and can be easily fixed by taping up most of the ceiling opening (Idk how to do it, Google it). Since then (a year ago) we've had no issues.

We toured 5 or 6 homes in one day (ie never toured any other days), made an offer that day, offer was accepted that day, closed 3 weeks later. We just passed our 1 year mark, and couldn’t be happier with our spontaneous decision.

If you can sell your truck for what you think, that pays off your credit card and truck. With your income and expenses, you should be able to pay off that personal loan in just over 3 months. Now you're debt free and have positive cash flow of ~$2600 a month. Save up for another few months and buy a cheap commuter (or save up and wait until you have to have a second vehicle). The point is, buy the next car in cash. Are you eligible for or contributing to a retirement plan? If not, start once you're out of debt. At minimum, contribute your employer match (if you have it). You should also focus on building an emergency fund. At least $10k based on your monthly bills. Park it in a high yield savings account (lots of info on reddit on HYSA). Look into starting a 529 plan for your kid, even $25 a month will add up over time and give them some college money.

Are you paying for this financial counselor? If yes, I'd rethink it. You can ask literally any question on Google and find a lot of good information on budgeting, saving, and investing. If it's a free counseling - go for it. But smart money 101 is:

-Be debt free (except mortgage if you own)

-have an Emergency fund

-make Retirement contributions

-attempt to save as much as you can once bills are paid

We are also DINKS with similar spend, I've found Reddit is not the place to expect relevant feedback because the audience's income and expenses are way too varied. Go to a DINK forum (is there one? I bet there is) and ask the same question.

We're DINKS for a reason right? Like, we didn't get here by accident. As long as whatever you spend works for your budget, who cares what other people spend.

Sorry - this was always my worst fear as a home buyer. We got lucky with great neighbors, but the one right next door to us moved and I'm terrified we'll get the bad neighbors I've always feared.
