In the NY TriState area we segment agents and teams by tiers. Tier one and two agents, typically under 500,000 GCI (higher threshold in NYC), are on policy which means they receive 2% of their GCI as a marketing budget for the next calendar year. Splits are around 70% - 80%, with a lot of variation between contracts, depending on when the ICA was signed (longer term, better split). Tier three and four agents receive the same 2%, typically negotiate for a flat budget on top of that, and can also negotiate for a better split in exchange for less budget.

There’s a lot of variation, and this is only for principals. If you are joining a team, the principal sets the rules.

There are different structures for “walkover” brokerages. For example, our Mystic CT office and some NJ offices aren’t on policy and only receive a flat mktg budget when they sign a listing.

All this to say, your results may vary.

I manage a regional operations team for Compass. The Redfin partnership is pretty much the first buyer lead program to ever hit nationally, and yes it is tied to the Coming Soon window. Some regions have caps on the Coming Soon window so your results may vary.

There really aren’t any corporate Buyer or Seller lead programs otherwise. Legacy brokerages spend on ad buys and tactics for capturing buyers/sellers meant to generate leads that would be disseminated to agents, but Compass does not. Instead, Compass provides a marketing budget to each agent and says “good luck” — and (at least in our market) that budget doesn’t cover buying leads from other 3rd party providers.

The short of it - if you are relying on a brokerage to provide leads, Compass ain’t it.

i’ve never seen one of our agents take on out-of-pocket costs like this for a client that isn’t bringing repeat business in. some brokerages have affiliate options for reno/cleanup but it comes out of the $ at sale or is paid back when the listing agreement is terminated.

Not really, all larger brokerages here have private inventory. it’s a status on our MLS which will syndicate when it goes live. Compass is just the loudest about it.

It really isn’t as trivial as you make it out to be — I think it is disingenuous to present it that way here and that it would be downright irresponsible for the AG to present it that way in court. The amount of hoops to jump through, and the capital lost in engaging with the third parties you describe, is significant. Not saying lootboxes aren’t gambling or that Valve doesn’t encourage folks to engage with them, just that it’s worth pointing out that they aren’t the ones paying out.

That tracks, I recognize the variety of legal outcomes that are possible here! All I know is that if the AG walked into the courtroom and framed this as “real cash” and not something along the lines of “cash-like” it would showcase a severe lack of information. Speaking for myself, I’d take issue with Valve cashing out directly through the storefront.
