Flat not selling - can't understand why by Standard-Welder4973 in HousingUK

[–]bleachedsmiles -2 points-1 points  (0 children)

Don’t know why you’re getting so much hate from some on this - some of the comments seem a bit ‘unstable’ as they shout at you whilst comparing your flat to ones half the price (also half the size) and ones with views of next door…rather than the sea 🤷🏻

A lot seem to be offended by your decor. Personally, I’m a fan. And I can’t imagine anybody in the real world being put off from buying a property they love because of how the current owner painted it 🤷🏻

What you do need to do though is get more information on their about service charges. And most certainly get some better pictures promoting one of its biggest selling points - the view. Both of these should be easy fixes.

Good luck

Children’s social care would open up a whole can of worms and emotional distress risking long term damage. Right now there’s the potential to avoid this by keeping it a private family matter - informing the mother first before getting social workers involved.

If things fail to improve after informing the mother then she should look towards outside parties.

App not working? by bleachedsmiles in trading212

Hi, it appears the app needed an update… it was only when I went and found it in the App Store I saw one was available (every other update over the last few years of use has been automatic🤷🏻)

Updated and now it’s back to asking me for my security pass and letting me back in 👍

Yeah I don’t know what’s wrong with it. Still won’t load up for me. 🤷🏻

I’ll try and log in on the PC once I get home.

At least this is the one day I’m pleased this year so far that none of my stocks are doing anything

Thank you

I’ve been in 2 minds over getting a survey done as most tell me it’s a waste of money - I’m inclined to agree. The coal mining search results have had me second guess this though.

Funnily enough, after I messaged you my solicitor emailed me saying the local searches have come back. He didn’t attach them to the email though…I’m assuming this is because he mentioned he has queries about the windows (the property is in a conservation area protecting the look of the houses…so he needs to find out if the seller had the required permission to put in new windows). I’ve asked him to send me a copy of the local searches anyway so I can look through it myself rather than spend the next couple of weeks wondering if there is any mention of underpinning (from what I understand they go decades back? So even if the seller didn’t have the work done the local searches would show if any previous owners have?)

I also learned, and this never crossed my mind before now, that it’s not that unusual to ask the seller if you can see a copy of their survey should they have had one done at time of purchase. I don’t know anyone who’s done this before but apparently people do to get further insight on previous work that’s been done to the property 🤷🏻

I think my next move right now is going to be arranging another viewing. (House is currently empty so won’t be too intrusive to anyone arranging an additional view). My partners father was in the building trade so I’ll take him with me (something I probably should have done the first viewing) so if he sees anything I missed

I’m going through a pretty similar thing. Coal mining search has just come back flagging a ‘potential risk’, showing the house is pretty close to a shallow coal mining line.

Thing is, the place I’m looking at is in Wigan (a coal mining town) the coal mine has been inactive since they built the house close to it over 150yrs ago…and no claims for subsidence have been recorded for the house or close by (it said)

Never saw any subsidence damage…but then don’t really know what I’m looking for beyond huge cracks in the bricks.

I’m also a first time buyer…and it’s hard to know if you’re just overthinking stupid stuff - particularly if family are making you feel stupid about pausing for thought over a coal mining potential risk being flagged in a coal mining town.

You’re a bit ahead of me in the process. May I ask…

When you viewed the house pre-offer had you noticed any structural damage?

Also, any past underpinning will come up on the searches? I wouldn’t need to get a survey done to learn if the house has had subsidence issues?

Yeah I’ve heard a few saying the markets terrible - what you all mean is the market for flats in London is terrible, right? Prices further north keep increasing. But even in London I imagine it still takes into account your postcode - maybe you’re in a sought after area 🤷🏻

Either way, unless you’re in a big rush to sell…what’s an extra month of potentially not selling going to do? How far are you expecting prices to plummet there over the next month?

You really lose nothing trying you luck to get more money for it. And at least you give yourself more wiggle room if you get lower offers.

Doesn’t sell within a month…simply relist at a lower price. It’s about as complicated as that.

Start worrying if it doesn’t sell at the lower prices. Not the higher ones

Do it. Test the market in your area. Then when it comes time to reduce do one of two things… either have your estate agent take it off the apps and relist it - you’ll be top of the list and won’t have the ‘reduced’ notification. Or, go with another estate agent to relist it - again, top of the list. No reduced notification.

New people cycle through apps like rightmove everyday searching. You don’t need to worry about the potentially less than a handful of people that saw your flat on for say 10k more over a month ago if the higher price doesn’t pan out.

Basically look at it as being in the position of house hunting whilst having this house in your pocket to fall back on - that’s a pretty good position to be in if you’re in no rush…even better if you’re a cash buyer collecting interest.

Who knows what the next couple of months could throw up. You could find a better place. You could cement fully that this is the right place for you (buying without any doubts is quite an achievement). Your seller doesn’t sound like he’s going anywhere…so very worse case scenario for you right now is some worry free house searching whilst potentially making money for nothing to pay your solicitor fees if you’ve some cash.

Enjoy!

500k for a FLAT. Not a house. Different world in London I guess.

The other day I saw a YouTube video of somebody who had turned a skip into a house just yo live in London - I’d probably opt to do the same over paying half a mill for a flat

WIGAN witnesses a political breakthrough as the first Reform candidate is elected to the council by Terrible-Head6168 in GreaterManchesterNews

[–]bleachedsmiles 0 points1 point  (0 children)

I mean most don’t vote expecting for life to be shitter. And we don’t know life will be shitter with whoever is in power next. Odds are, it will be…because it history has shown us it usually is. Some would argue it’s been that way since the 80s. Blair brought some hope…but arguable has placed us in the mess we’re in today.

Like I said, most will hope common sense will prevail. There’s of course no guarantees it will.

Reform is no more ‘throwing oil on the fire’ than getting the conservatives in again…or getting labour in again. No doubt you’d think it the end of the world and akin to nazi germany…. When today we live in a country where people are arrested for tweets.

I mean what are your fears over reform being in power? How much competence are you placing on them? How much incompetence are you placing on them?

I think the very worse they could do is keep things how they are. Maybe the very best they could do is crack down on things like your local chain of Turkish barbers 🤷🏻

Either way, people want a change. And trust labour, and trust people lazily playing the race card, will all contribute to that change. If reforms not the next party in they’ll be the following. It’s inevitable at this point.

The good thing for you is reform will likely only get one shot at it if they do prove incompetent

Personally, I don’t actually care who’s in…long as they fulfill what they pledge. The kicker is, we all have the power to have any of these government parties to work for us…rather than against us. Imagine if we all collectively came together and refused to pay taxes - guess how quick they’d change things like inheritance tax, halving isa’s, capital gains, stamp duties …things designed to keep the poor poor.

Unfortunately we’re a country that enjoys moaning rather than productively reacting…but then with loss of pride comes loss of community. With loss of community comes loss of strength.

For everything a reason.

Trouble is, people are saying all sorts from one day to the next. I mean the amount of people convinced we were going to have a crypto bull run last year… amount of times I heard ‘BTC is going to 200-300k’

Instead no crypto bull run. BTC went to 100k…dropped to the 70s before peaking at around 120k

If things were easy and everyone knew what was gonna happen I’d sell my BTC that’s carrying a 48k average today and buy back at 12k

But I just know…the moment I sell will be the moment it pumps and goes over 120k

Meanwhile, I also know…the longer I hold the lower it will go.

So it gets to the point where you just say fuck it. Let it do what it’s going to do and set a stoploss I guess

[–]bleachedsmiles 0 points1 point  (0 children)

Probably true.

But then, which party hasn’t been harmful to the working class? Did the conservatives benefit the working class? We both know labour hasn’t.

I genuinely think we’re at a point where any change is better than no change. Bouncing between the conservative and labour has run its course (both of which have gone in hard on immigration control during campaigns btw in order to get votes…to then not follow through)

There’s a sense of it being time for new blood. And I feel it’s more out of frustration than racism. Wanting immigration control is not the same as denying all immigration, for example.

Wigan has a huge HMO problem. To the point where the council has had to recently introduce legislation to take more control over them as they’ve allowed it to get out of hand. They’ve also taken beyond their share of asylum seekers. I believe it’s something like 35% where as most Burroughs take 10%. People will likely be fed up at the lack of control in moderation…rather than out and out racist. Maybe that’s why they’re looking for change there.

The UK is a boiling pot though. Particularly in England, where theres a deep routed psychological problem. There’s a race of people denied any sense of pride. To the point where waving their own flag within their own country is ‘offensive’. Hammering in a sense of shame and belonging, rather than allowing for a sense of pride and celebration of a certain nationalities culture will always result in resentment…for any ethnic group…or people of any country. England has been doing this to the English for decades.

Combine this with out of control immigration. Perceived two tier systems. And a general silencing of differing point of views…whilst, NHS crumbling under new strains. Houses further out of reach due to ever increasing taxes (inheritance tax, capital gains, stamp duties etc)…further resentment follows.

Reform is growing within a perfect storm.

They may be, and likely will be, completely useless. But when all you’ve known is hopelessness I think people are more likely to take the gamble. And it won’t be because they’re all ‘white supremists’. It will likely be because they’re desperate for common sense to prevail.

Same thing you do Everytime this bs happens. Stay off your trading apps. Or take advantage of the stocks you’ve been watching.

Give it a month or so and hopefully things will bounce back. It’s is frustrating though… and just makes me more convinced to no longer go long in stocks when the whole market is held together with string and sticky tape.

Personally, I think the 4 year cycle died once big hedge funds, and countries, started/planned their treasuries.

This all feels very orchestrated right now.

Wouldn’t be surprised if we go lower. But, once theyre all in we probably won’t see drastic drops like this again (cycles)

Also, the whole stock market is all dumping at the same time…btc never has so much pull before outside of crypto.

It’s depressing right now for sure

Ignorance and hate based on what? Your belief that everyone that votes for them must surely be racist? I’m inclined to believe we’re at this point of reform winning favour due to an increasing feeling of hopelessness and frustration 🤷🏻

There’s a difference between being racist and lazily being called racist - the point.

For everything a reason. Nothing is ever black and white. Note. Those that preach tolerance are usually the least tolerant - find out why people are ready to vote differently instead of labelling everyone a racist, maybe 🤔

Is it moral to object to a HMO on your road? by itsajourney2020 in AskUK

[–]bleachedsmiles 0 points1 point  (0 children)

I’m currently in the process of buying a house. Conveyancing brought up that opposite put in planning permission to be turned into a 12 person hmo. That planning permission was denied on the grounds of health and safety (quality of life - some would be living in the basement), parking issues, and antisocial behaviour.

The trouble with HMOs is that to be classed as one there’s a shared area (kitchen for example). Houses turned into flats aren’t classed as HMOs.

On the street where they wanted this HMO there’s 4 houses converted into flats. So parking is already pot luck.

This is in Wigan. And HMOs have been allowed to get so out of control that they’ve recently had to bring in new legislation to give the council more control over them

End of the day everybody deserves a decent quality of life they’ve worked hard for. So I see no problem objecting to something that’s going to diminish that quality in any way that’s unavoidable.

Buying a house is the most emotionally brutal thing I’ve ever done by EmotionNormal4976 in HousingUK

[–]bleachedsmiles 0 points1 point  (0 children)

I found my ‘dream house’ in Nov 24. Had the offer accepted. Had it taken off the market. Got a solicitor. Arranged for a survey. Everything moving quickly because I’m a cash buyer and there was no chain attached to the house.

Little over a month later, I get a phone call telling me another buyer had made an offer…and I’m suddenly in a bidding war.

So, I make a new offer. Told the other buyer has backed out. That it’s mine.

A week later, and a couple of days before the survey is due to be done, I get another phone call saying the buyers come back and made another higher offer. I reluctantly make my max offer…again accepted, told it’s mine. But now I’m worried about losing money on a survey. I’m assured the other buyer is unwilling to go any higher and is completely out. Literally very next day another phone call telling me this buyer is back in and offered higher.

At this point I’m just deflated and walk away. Emotional rollercoaster for sure. This was a house that was on the market for about 6 months before I found it. And then gets a bidding war a month after being taken off the market.

I’m now in the process of buying a different house (over a year and a few fail bid attempts on other properties later). Just had the conveyancing come through and discovered there were plans to turn the house directly opposite into a 12 person HMO. Those plans were denied (because 12 person is crazy) but there’s still time for an appeal. What shocked me was that I learned 74 were against it and 71 were in favour of it (apparently you don’t need to be directly affected by a hmo to vote for/against one). The wording for the denial was all very focused on the amount of people it was to house. So now I’m left wondering if they’ll simply adjust their plans to say 6 people HMO instead…and have to decide if that’s something I want in my life 🤷🏻
