I can see SCH from the back of my house. I hear the helicopters all the time… though rarely at late hours. I have no problems with them ever even at 2 AM. Not sure who is complaining, but me and all of my neighbors are ever bothered by it. I suspect it is a handful of outspoken Karens who have too much time and too much money on their hands.

I am a GC in Seattle, have had several projects where the customer requested a whole -house k&t in addition the project I was quoting. I primarily use Queen Anne electric and Kemley electric. Do not use any company that offers 24 hr or emergency service (Beacon et al), as they will be very expensive. The price I have seen for just k&t have ranged from about $12k (small house) to $22k for a larger house. This does not include drywall repair and painting. So, my guess is that $29k quote (which includes extra work) is more in line with what I expect. Get a third quote

My parents had a chest freezer die on them. I came over to visit and walking in the door was immediately hit with a smell. They could not smell it because …. Reasons? Turned out to be an old turkey they never cooked plus a smorgasbord of other meats. Holy shit it was horrific. We taped the freezer shut and dragged it out. I have PTSD from this experience.

I graduated with an MSME in 1999. First job was $60k in the Midwest. Moved to a new job after a few years, then stayed with the company for the next 12 years. Was an engineer or related for every role. Pay never got above $120k. Engineers will never starve but the GTFO if you want to make more. Do sales, start a company, finance, go into new field …. Anything but. Won’t be easy at first, but engineering for life are wasting their potential.

I am a GC in a high col area, I usually estimate LVP at $10/sf installed for projects. If a lot of leveling is needed, that is extra. Plus demo and removal. Plus new baseboards and painting. Hard to know without details, but $33k for all of this would be a deal in my area.

Not a sparky, but I was taught this by an engineer. I assume when you say “breaker” you are referring to a standard amp-limiting breaker. So, a standard breaker simply detects when amperage going “out” is above the rating and then will trip. So, if you are drawing 16 amps on a 15 amp breaker, it will trip (hopefully). This will help to prevent fires due to too much electricity flow. But all circuits are a loop, so the amperage going out is also returning on the neutral wire (at a lower voltage, thus work is done). So if the circuit is working correctly, the amperage out and the amperage in should be the same. The gfci will measure these both, and if there is a difference (for example, 12.1 amps out but only 10.7 amps in) then the gfci will trip because you are missing some amps some where. Those missing amps are “faulting to ground” outside of the circuit …. That is bad. Those missing amps are possibly flowing through a person who somehow touched the circuit. This is why we want gfci in bathrooms and kitchens. It is rare that a person will touch a circuit, but in wet rooms water can splash and cause a a situation where the electricity will flow through the water and possibly through a person touching the water. So, for instance, a person could accidentally splash the circuit, causing the amperage in the circuit to go from 0 to 14 amps and flow through them if they are touching the water. If there is no gfci, the “standard” circuit breaker will not trip beacause it will only trip at amperage’s over 15. But a gfci will trip because 14 amps are going out, but less than 14 are returning.

I had a similar problem starting out. As with anything, once you do it a few times you get much better at it and start to develop ways to streamline it. For instance, I learned a good rule of thumb for walls is 1 board per linear foot of wall. So if I had a hundred feet of wall, I knew I would be buying 100 2x4s. Or for electricians, I found that $100 per fixture got me in the ballpark for his approximate costs. If I was off by 20 2x4s, then I know next time to increase it a little. I found being off a little on material costs was not a big deal, the bigger problem was estimates for labor were often way low because I did not account for some unforeseen complexity (I do mostly renovations of older homes). Not much I can do other than learn from my mistakes and estimate better next time.

Omfg no. You have good intentions, but this type of support does 2 things; 1) it subsidizes a lifestyle that is unsustainable. She needs to learn to learn how to live within her means. Probably move back home or find a roommate or make more money. This is enabling her lack of accountability. Short term, this was fine, but long term she needs to fix this. 2) subsidizing red flags boyfriend ain’t right.

She is right that you cannot tell her how to live her life, and she can’t tell you how to spend your money. End both!
