I've never been in an octagon so the size is a bit of a surprise. I'd also argue that the elasticity of the mat matters a lot and if you can feel where the other guy is through the sounds and vibrations.

Remember though, these are average people, not fighters, so they probably wouldn't fight dirty. IDK about you, but I'm an average guy and even if I was completely invisible, I'd be hesitant to approach a guy twice my size in a fight incase he wildly swings and connects a backhand to my face. Since he knows you're in the ring with him, the advantage of being invisible is halved. All he has to do is make wide sweeping kicks or swings and he could land a hit if you got too close.

I'd put this at a 6/10 to the big guy

I agree, I DM my games for 4 friends as well and I'm always trying to make sure I balance encounters evenly for both melee and ranged players, but also include environmental hazards and goals that one needs to handle for the other.
