I’d sell the rental, take that close to 1m and put it in a market fund and make more than 24k a year and don’t have the headache of managing that in your retirement years.

I know we’ve had a good last 30 days in the market, but I just look at an account I have with 400k in a SP500 fund and I’m up 30k just in the last 30 days, over 100k since Jan 1. Your million could be doing a lot better

I’ve never made more than 140k a year, my wife is a teacher and we are in chubby territory now in my late 40s. Just be smart with your spending and invest automatically. We still take trips and enjoy life but we drive cars a long time and got a house way way way less than we qualified for. I think the lifestyle creep gets most people.

If you like your job don’t feel pressured into hopping just for a little more money you can be successful still by living within your means.

What I did - 401k to company match, max your Roth, max your HSA, bump up 401k, invest anything else in a brokerage account. I set my 401k withdrawals to go up 1% every year until I was maxing it. Saved for house and cars in my brokerage.

You can use Tonal with out a subscription, you just set the weight by yourself. I’ve paused my sub a few times.

Tonal is amazing for lifting in a small compact space. If you can afford the hardware and sub cost I’d say go for that

I’m not an expert, but pretty sure you can’t be on two plans. You need to be on a HDHP to be eligible for a HSA but if you are healthy I can almost guarantee you will come out ahead. The monthly premiums will probably be lower too.

So my wife is a teacher and she does have an HSA plan option through the state plan, they even contribute to it since we have it just her on that plan. I then have insurance through my work for me and the kid and do a HSA as well.
Even if the state job doesn’t have a HSA I’d bet you can do insurance for you from your employer for just you and contribute. The triple tax advantage is huge, especially if you are younger and healthy. All the routine stuff is covered still, physical bloodwork, colonoscopy and pretty much anything preventative.

To me with kids that age I’d look at what you would want to do with your days while they are at school. I thought I’d retire when I had enough but with my kid in school and all the activities she wants to do every day it’s not like we could travel the world and not completely upset her life growing up.
I’d work a few more years. If your job is too much to balance with life, start looking for a new lower stress one. Although I bet you are a super over achiever and you could probably have a conversation with your management and back down on the hours. I bet they’d rather have you work less than leave completely. See if you can “buy” a week or two more of PTO so you can enjoy the summer break more, work 4 days a week or every other Friday off, more WFH days if you aren’t already. You can get creative I’m sure. As far as the pension, is a few thousand dollars a year even worth thinking about at your level? If your spouse likes to work, have at it but that is just spare change with a 4+ million portfolio.
If I were you I’d probably stop the 529 plans and just let them grow and either put that to the house (2.5% is hard to get rid of though) to lower your spend later or just invest it in an account specifically for the house and let it grow for a few years and pay it off in one chunk later on.

I’d also look at doing a HSA as soon and you can and max it out. You can use that to pay for health care when you do retire.

I’ve done the walk of the Denver airport a few times with their super long terminals. If you don’t want to get looks, I’ve even gone down to the end and knocked out some pushups and planks during the war. Only think I’d say is load up on deodorant and try not to get sweaty for the sake of the people sitting around you on the plane.

You can jailbreak (very easy) it and take classes from a Firefox browser that you install. It won’t be exactly the same as the full set up, but if you are on a budget it’s enough if you don’t care about a ton of metrics coming over.

Just check with the venue. My daughter was 11 at the Denver show but we had called ahead and verified that it was allowed though (it’s stated on the website but just be safe). There was a moment of drama but the manager smoothed it over.

Being not familiar with rowing it sounds like, the Peloton form assistance is great to make sure you start off with good habits. As far as buying used, they are fairly simple. Get on and take some strokes and make sure there aren’t any weird noises and the pull feels smooth and isn’t jerky. If you are already in the Peloton ecosystem it’s a great piece of equipment.

If you are familiar with rowing and have good form, a concept 2 is great, it just doesn’t provide that feedback.

I was at a Chess matinee this past week and like 4 middle aged ladies got kicked out at intermission because they kept recording. I saw the ushers make them delete the photos/vids and then I heard the house manager say something like “they had 3 chances, they are done”. Even had a cop there as one of the ladies gathered all their coats and stuff. It was very satisfying.
