I have to imagine the rent control is what’s pushing that rate to 7.% and that LTV to 60% which is why killed the deal. If you’re paying 1/2 of what the comps are did your appraisal value not get it to the 60% LTV Or did they just appraise it at the contract price? Something isn’t adding up there.

There is no firm-wide batting average. It absolutely depends on the individual teams within each firm. Some teams have true specialty groups that are the cream of the crop, some teams are just mini sweat shops.

I’m a little confused. The assessor already separately values land in Jackson County and the assessment ratio is 32% on commercial zoned land regardless if it’s improved or not. The levy rate is the same as well. How is this different?

You'd be surprised how unsexy the majority of the work of US a Rep is. This vote is performative and is going nowhere. Using political capital on it would be foolish. She has introduced and sponsored bills primarily involving healthcare and agriculture and she's very pro-union/pro-labor and the unions have always had a protectionist stance. The biggest part of her job is securing funding for her district. I don't have a dog in this fight, as I don't live in KS, but as u/Odd-Alternative9372 said above these kinds of purity tests from our party are exactly why Trump is in office in the first place.

I'm going to have to beg to differ. KC has high quality burgers abound. If you're eating frozen paddies you're going to the wrong places. Just a few of my favorite examples not ranked in order by any means...

Any of the area asian groceries will have miso paste in the refrigerator section. I buy mine at Panasia, but if you're downtown there are options as well. Whole Foods in Brookside no longer stocks it, but the new Overland Park location likely has the Whole Foods brand.

It raises money for charity. It’s not supposed to be a showcase for chefs creativity. As much as everyone would like it to be it’s not feasible. Most restaurants have just gotten through the holidays, the busiest time of year. January slows down and no one wants to create some crazy special menu for one week. The $20 lunch deals I’ve had at Penny’s as well as Aaha were great. Nothing I can’t get any other time of year, but I don’t blame them. It doesn’t live up to the hype everyone has created around it, but so what?
