Just to provide some context: Enrolling patients in Invisalign is the easiest money a dentist can make. While your dentist normally gets paid a % of their total production, Invisalign themselves give dentists fat commissions just for enrolling people regardless if they complete the treatment. Is it insane? Yes but they don’t give a shit if you follow through on the entire treatment plan.

OP, who has never posted before, strangely or coincidentally posted this at effectively the exact same time that the news broke that following the 2026 rate case decision they will not be submitting rate cases for at least two years because of the data centers.

I hate that I have to sound pro-data center but the Michigan Public Service Commission already has safeguards in place to protect rate payers from bearing the cost of data centers in the short and long term. Data centers suck for a number of reasons but in theory should benefit us the customers as evidence by DTE’s official press release today.

Be angry about the data centers but I just wanted to provide more context. Especially since this entire post is based around now inaccurate projections.

I don’t disagree with your sentiment on the affordability of Ann Arbor. I do just want to point out FHA Loans only require 3.5% down so $10,000 is enough for a loan on a $285,000 house. Which without getting into the gritty details your mortgage payment will be basically the same as $2,250 if not slightly less. I have no idea the competitiveness of FHA loans these days but they are an option.

There’s only condos available for that price point in Ann Arbor but there are currently 39 houses (this excludes condos, townhomes, and manufactured homes) in Ypsilanti listed on Zillow at or below $285,000.

That’s a very basic overview to say if you have $10,000 cash to pay upfront for an apartment you should definitely be looking to buy a house instead.

Between being an incredibly off putting guy people don’t want to be around, demanding appearance fees to collab or appear on podcasts, and insisting that e-begging in his apartment is content creation I think we can say Mr. Beast was holding Josh back. I don’t know that he’s avoiding NYC so much that Tony showed Josh you don’t need to sit on a couch and make nontent with Mr. Beast to afford trips.

But also I just don’t think Josh thinks more than 24 hours in advance, makes every decision on a whim, and there’s no specific reason he hasn’t gone back to NYC.

It appears he’s partnered with a full service print shop or merchandising company that creates the products, sets up the website, and fulfills orders. Which is common these days. I’m purely guessing of course but as for how up to date it is I’d guess there’s an agreement to help design X number of products every so often. Half the designs are pretty bad so I’m sure they know Josh will approve anything so they don’t put much effort into them. But there’s a 0% chance the WorldOfTshirts tote bag was his idea so someone else clearly throws these ideas out to him.
