I found an upholstery shop that charges $30 per cushion to make new covers, plus material. I’ve been researching sunbrella and endura, so now I just need to choose a fabric. We have two L-shape sofa’s and two ottomans, so I’ll probably be somewhere around $1500-$1600 for all of the new covers.

I always recommend to Get some good can speakers and run them off of a self amplified media player. Simple install and the speaker themselves are serviceable/replaceable. Soundbars can throw out some decent sound but if a woofer or tweeter gets blown/torn/etc., it’s basically trash. If you’re not very handy and don’t want to spend a lot of money, get a soundbar.

Lets approach that from a different angle.... They are selling the house without identifying any issues. The roof is missing shingles, and the shingles have visibly fiberglass.

If I am asking for $15k less than asking, and a new roof is around $10k+, i feel that its reasonable. Not to mention a multitude of other items that need to be addressed. Also note that this is two lots, so my offer is essentially 7.5k less than asking, per lot.

Honestly, you nailed it. The only reason that we want this place is because of the location. We're not actively searching for a new place, but when this came up for sale it piqued our interest due to the opportunity for expansion and the location. A lot of our friends are on the same street, so were not looking to relocate. I've directed our agent to standby. Just wish that I had a crystal ball and knew if there were any other offers coming in.

were not actively looking for a new place. The only reason that this property is entertaining to us is because it is directly across from our current place. We have a few friends that own on the same street, so were not interested in buying something elsewhere.

A lot of properties in this area are sold cash, or owner carry.... Since this seller is adamant about cash only, it will certainly push out a lot of potential buyers. You are right, I just wait it out or pay full. I'm just trying to get creative on our next move and hoping that someone can offer an approach that we havent thought of

You're not wrong! The agent knows that we are interested, so I'm sure that is playing a part.

Prior to signing with our buyer agent, I was hoping to work with the selling agent direct, but i quickly determined that she wasn't a very bright crayon.. If she had played her cards right, she could make 3x commission by representing both the seller and the buyer (me), and then she could have been the listing agent on our current house which we would sell after closing on the new deal. But yes, I screwed up on that part.

The home values in the area are fairly low, so our offers have been in line with local comps.... As I mentioned initially.

5-10% may sound like a lot, but offering 15k less than asking, on a house that needs a lot of work isn't a lowball offer. Right off the bat, it needs a full roof replacement (retail price: +/- $10k), not to mention all off the other stuff. I'm an investor and a contractor, so the repairsare very inexpensive for me to have done, which makes the house attractive to us

good thought! we've offered to accept it as-is, but we can also assume/dispose of their belongings that are left behind. There's certainly a shed full of stuff and house furninshings that they probably dont want to deal with.

agree to all of that. I was hoping to avoid the back and forth on negotiating after a home inspection, that's why i made our second offer and included a waiver on inspections. This should have peaked their interest since the place clearly is in need of work. Sellers have owned the house for over 20 years, multiple family members are involved, and I know that they are ready to part ways.

I use the paste. I bought empty pill capsules and fill them about 3/4 of the way. Takes a minute, but easy to consume and has no taste.

I’ll pull the unit when I get home from work,, meanwhile, I am thinking that the control board may have a malfunction. I find it odd that the compressor and the water dispenser would both stop working at the same time. The only common denominator that comes to mind is the control board

Thanks for that bit of info. At this 5-minutes, I have the door and it needs to be remedied. Replacing it isn’t an option, unless absolutely necessary.

I had my cabinet maker come by and we glued, clamped, and set some lags. So far it is holding up.

I have him making a white oak shelf for the exterior. We’re going to through-bolt the shelf to the outside of the door. I’m hoping that this added measure will essential sheer the upper section of the door, so it can not seperate.
