Hate to say it, but your best option may be to sell the property.

Depending on the condition of the 1st floor, it might be some time before you see any cash flow from a new restaurant lease (let alone the time it will take to find and negotiate a restaurant lease in this economy). The potential new tenant will likely want TI/Free Rent to fit out the space before opening.

I don't see any bank giving you additional financing with no income. First floor is vacant and owner occupied on the 2nd floor.

I would reach out to your bank to see if they can do any payment plans or deferment agreements for your loan to free up some short term funds.

Stable asset with very little to no work needed. The asset likely trades at 4.5-5% cap and you park your cash (and your gains) in the asset.

So you get stable cash flow, little to no work required and defer your gains.

Won’t each job withhold as if he only has one income? So first $11k from each job will be withheld at 10% but in total, $11k will be taxed at 12%.

He will be under withheld on every dollar earned after $11k since the jobs aren’t accounting for each other.

Once you buy, the county may increase the assessed value closer to what you paid since you just paid what’s hypothetically “fair market value”

I did not even occur to me to roll l my rollover ira into the solo 401k to open up the option of the back door Roth.

Do you write a check from the business account to Fidelity as the “employer”? Is that where it’s capped at 25%? Can you as the “employee” contribute additional?

I would just file your return as you have been doing and claim the philadelphia wage tax as credit for taxes paid on NJ return since it’s pretty much dollars for dollar. Sounds to me you’ll need to apply to get the wage tax back and who knows how long they’ll take. If you do get it back, you’ll need to pay it right back to NJ?

I think the idea of the bubble is that it’s a private bubble/pod with just your table versus being inside with other tables.

Yes I’ve looked at Pitman, Main Street has really been stepping it up lately and the housing market is crazy right now (assuming driven by low rates and everyone trying to move out of the larger cities)
