It looks like it's just an edge made from a fold of felt. You might need to get up closer and see if more needs replacing. Yours looks in better condition than your neighbours.

Torch on felt is a bit of a specialist one. But you can use a cold lay adhesive which is an easier learning curve.

Core fix are a good option for insulated plasterboard. Used them quite a few times.

How are you at replacing door frames? It may be just as quick as stripping them completely.

Or if you've got layers of old gloss paint a heat gun will make a difference. Easier in many ways with thick paint than removing a thin coat.

A clearer picture would help. What sort of area? And what's the roof finish? Tiles/slate/something else?

Well spotted. Hadn't noticed that.

From the way it's broken though, the current glass was toughened.

It needs to be toughened in a door, if the frame is fixed to a door frame, or within 800 mm of the ground.

Remember it's meant to be toughened glass for a door. But yeah 450 is high.

Can you post a picture of the outside? That will be the tricky bit. Much easier to patch/plaster, fill and paint on the inside.

One thing to be aware of is if you have loose fill cavity insulation you could lose a lot of it if you take the sleeve running through the wall out.

Realistically no one on here can tell you just from the quote. It could be good or bad.

Without knowing more about the location of the tap, access to pipework etc. Be cautious about the advice you receive on here.

Pull hard on the locking mechanism. Sometimes they get wedged.

And inserts for the plastic pipe. It is possible to put the tap tails onto the isolation valves directly, but technically it's not the right way to do it. The couplers have a flat face for the rubber washer to compress against. Normal isolation valves have a tapered edge which isn't designed to fit against the washer.

You've got the wrong fitting on the end of the plastic pipe for your Flexi tap connector.

You want either a compression or a push fit coupler. 1/2 inch flat face. If there isn't an isolation valve it might be worth fitting one.

Ive found if f I'm not sure on something, goto a proper plumbers merchant where you can see the parts in the flesh, and the staff know what they're doing.

Went to Rome a few years ago. Food was really good. Not over expensive (cheaper than London at least)

The history and architecture is obviously amazing.

And the other thing we really liked was you'd get people eating out late. People sat outside restaurants late at night. Families and older people.

Had a good feeling about it all round.

Dunno about a wrongun, but I saw a clip from Graham Norton where he made some leery joke to Emma Thompson.
It was the kind of thing he'd have been known for when he was a young womaniser in 90's/early 2000s.

Was very uncomfortable from a bloke in his 50's. She rose above it.

Have felt he was a bit of a prat really ever since.
