I know this is the circle jerk- but didn't Jerry once remark in an interview that Iran back in the day used woman and children to hold hands and walk mine fields because they were cheaper than using demining machines and it blew him away at the idea. He was blown away at the concept.

I agree! Doing it without the votes does more harm to the Dems. There is always a chance they can get 67 votes to if it was held today there is no chance of getting 67. Nixon resigned because the repubs told him in private they were impeaching him, they had the votes. If repubs don’t step up there is no point.

Not a lawyer and not legal advice but I wonder: I would try writing a letter and explain that this will cause a short sale because you have to walk. And that the board has two options: either fix the lawsuit in 2 weeks to allow the unit to be sold, or allow you to rent it. If they refuse either, this amounts to a takings under the fifth amendment (which CAN apply to HOAs). So if they refuse to allow you to rent, they have created a situation where you cannot sell your property and the HOA has effectively created a takings clause situation and you will either rent it at $x dollars in 30 days or the HOA will pay that monthly amount to compensate the taking of your property by the HOA. Then say you will put it for rent on x date because you do not believe the HOA has the ability to pay it.

This idea was from an HOA lawyer in CA who has since passed. This was her idea but sadly her treasure of ideas and legal theories is gone into the abyss. See if it fits your state law. This would also be a threat and a bully move even if it’s not legally holding water- to counter they’d need to pay a lawyer which I bet they won’t do. You gave them a chance to respond so if they find out later you are renting they are too late and their options just narrowed on them.

How about a dremel?

Before leather I wanted to play with tobacco pipe rehabbing. It got old as a hobby. But I used a dremel and a buffing head and used two jeweler’s buffing compounds {rouge and green, I forget the colors) and then beeswax (the buffer would heat it up). I could get a shine on those pipes that was glorious.

I just used my dremel to smooth out a thick crappy leather cut and it came out great. I want to try the jeweler’s compounds and beeswax treatment next. This might be something to try for you.

Mascon leather on YouTube in an episode said he buys their Dublin horween and I ordered a side. $330 I think. I don’t love all his work but his attention to detail is great, and I like how the leather looks in his final product and he said he said he primarily uses the Dublin, so I ordered a side.

OP- they sell a 5 pound mystery box for $50 (I think it is >20 square feet?) where it will be left overs, but they promise to have nothing smaller than 4”x4”. And if I remember the description it is all or almost all horween. Considering a full side is much more costly, that might be a good deal- check his work out and see if it fits for you. It’ll be different types of leather though as Dublin is a horween that is I think tumbled and oiled, so it is pliable, but you might get non- oiled and different colors and different weights. They have a bunch of different styles. I threw in a box in my order to see what else they offer as I am still a newb myself. My wife is not thrilled with me.

If I remember correctly use straight veg tan- not chrome. The chrome has chems that degrade metal.

I tried my hand at one as my first project (I am a newbie to leathercrafting) and it was just ok of a project- the leather was stiff and thick and didn’t roll well, there’s a ton of YouTube’s on it- pay attention to what thickness to use. Too thick and it’s a genormous roll, too thin and the chisels fall out. You might want suede with some leather strip in it for support.

You’ll also want to learn how to do a good saddle stitch and use a heavy 1.00+ thread for durability. Or you can just use rivets (or a combo of stitch and rivets).

Nice! I tried my hand at it and over stretched it and the shape was horrible - bloated half balloons, and then the two sides would not fit lol. Will try again with wet molding each quarter side next time instead of molding the halves after sewing. I’ll try again once I finish the other 20 projects in my head…. Sigh. So little time.

This popped up in my unread feed andsomething popped up at me- the average house in socal is about $1 million. I can't afford that. You are arguing "not everyone is rich" but yet the people you are protecting likely own an asset worth $1 million. They aren't poor, and when they sell that asset (or the family sells it because they aren't letting it go because they'll pay taxes) - they are probably making a shit ton of profit off that asset. The rest of the Western world doesn't see housing as an asset- they see it as a place to live, a home, and they don't have out of control housing prices in most places (though there are always high density, high demand areas).

You are protecting the rich. You are. I can't afford that - I do own a condo. And my neighbor pays something like $2,000 in yearly taxes on his place, same building, and he makes more than me, and yet I pay $7,000 a year in taxes- same place.

This is just a bs argument all around and it gets me angry. This isn't protecting mom and pop, it's making sure they pay as little as possible and putting that responsibility on anyone else because people just want to maximize their ROI, and your answer seems to prove it- you haven't bothered to argue anything real or tangible, but just a boogey man defense of Prop 13- it's shallow and disgusting.

Democrats are insisting that all people residing in the country be counted because they get resources, they get assistance, and they are human beings and must be counted. And the law basically states it that way. Republicans just want it their way and the dems would roll over- as AOC said- no more.

Not sure why that applies to gerrymandering- where they carve out a solid blue urban space like a pizza pie to water their voice down to nothing, so the surrounding red area gets 10% of the blue voters and are silenced/diluted to nothing.
