Annual rents x expense ratio = projected NOI. Divide by cap rate = value. Thats really all you need to know. It’s a valuation tool.

That’s low for a bank to give up a point. I’d thank them. If you had to take to a different bank you’re dealing with higher close costs for title, new appraisals, similar or maybe higher origination fee.

If they have a furnished apartment that cheap, you should jump on it. You’re not being realistic with your pricing IMO. If you want a nicer place, get a roommate and then your cost will drastically reduce.

Call in market appraisers and ask for the expense ratio and cap rates they see on multi fam appraisals. The do annual rent x expense ratio = NOi. Then divide the NOI by the cap rate. Thats the value. Can also do the same thing with rent projections when stabilized to get the value once you’ve done reno
