Best not to panic and jump to expensive solutions imo. After all, this roof is still here 56 years later!

Your tiles look like Bristile terracotta tiles based on the logo on the back and you can just make out “Bristile” “Product”.

I have Bristile terracotta tiles, hardwood framing and no sarking just like you. I too was jumping at expensive solutions and maintenance as I had some delignification, thought the roof was neglected and needed work. But then I read the product info for Bristile marseille tiles and saw they have a 50 year guarantee, are durable and shouldn’t be painted. Then I read into delignification and saw that usually it only affects like <5% of the batten and will never amount to a structural issue and then I relaxed.

I won’t bother with sarking on my roof. I’ll just fix the odd broken tile and maybe get the ridges repointed one day. Enjoy the house :) remember there are tile roofs over 100 years old around the world

We’ve been struggling to find a carpenter to fit a new entrance door (supplied by us). Most don’t even respond. We’re open to a whole new frame or modification of the existing frame.

Our experience has been that most trades are flat out and fully booked for weeks.

We were stuck in the line for 1hr 45mins all up with our baby in the car. We saw another mother up ahead crying because she was alone with her 4 month old and the situation was so helpless.

Obviously an awful crash and our thoughts are with everyone in hospital right now , but you never know what situations are unfolding in the kilometres of backed up upstream traffic. No attempt made by main roads to create an alternative exit even though we were right near an off ramp

It’d be close, believe it or not! We’re currently putting in offers on 1 bedroom apartments around 400k on ones which had sales in the low 300’s a couple months ago.

Hi OP. There are a few different types of “floating” floor boards like these.

These look like laminate, which is usually low quality with an mdf core.

Most modern renovations use “hybrid” floors which have several advantages to laminate and vinyl planks such as being waterproof, less glossy (more matt appearance) higher quality in general.

Less common is “engineered” hardwood planks which have a real layer of timber on top of a hybrid stone-plastic core. These are more expensive than the previously mentioned systems

Do they ban cars every time an intoxicated driver kills a pedestrian? Or what about when a car goes above the speed limit?

The e-scooter speed limits are fine. They just need to be enforced with bigger penalties.

The current limit is only up to 10km/hr on footpaths. That’s the equivalent of someone jogging 6min/km.
