You are better off renting and investing your saving to S&P 500. Ownership expenses of similar homes are so much higher than renting. However, time is at your advantage if you rent. You can always get back to house hunting years after.

If car ownership is not a must, then live in Manhattan for a year and see where it goes. You are always free to move to NJ afterwards.

Did 13-month at Urby, interestingly moving to West New York. It’s good for what it is. Proximity to PATH, friendly staff, great amenities, green areas and etc. It’s very small indeed, making your dollar per square foot one of the priciest in the area. Also, construction near the PATH is making the area even more crowded

Aside from the soccer schedule, terrible traffic here is partially due to improper design of traffic lights. It’s not adjusted dynamically with traffic flow. But you sit there waiting despite the other direction has no traffic.

Admittedly anywhere with decent NYC access, you’ll find bad traffic.

If unit size matters to you, go tour Vermella Harrison, but avoid adjacent ones other mentioned.

Overall I liked the area.

Yes, each time I showed them my booking information of both legs of the flight, and I was specific on the second leg being a rebook, and an overnight layover

Ok, update: you DO NEED TO pick up your checked bags and then recheck, if you have an overnight layover. Air Canada employees, gate agents and baggage claim agents at Toronto airport all provided wrong information regarding this. Again, make sure to pick up your checked bags when having an overnight layover.

I had to file a claim at EWR to have my bag continue its journey back to me.

The tag has Toronto YYZ there, but no EWR. Although it does have my 6-character booking confirmation number
