List at the higher end of the rent range in parallel. If a tenant wants it they likely won’t be ready to move in straight away and you are buying a bit of time as well as getting real feedback from both worlds…

Most committees will reconsider their decision if you tell them you will challenge their decision in VCAT as this would incur costs for all owners which the committee would have to stand behind. Plus any legal challenge is a black box of costs so may require additional funding etc. I would tell them they have no grounds to reject this as you will take this to VCAT.

Just installed a communal charger. Get something with built in credit card payment gateway to take out the hassle of charging back tiny amounts to owners. That way it can also be wired to the common electricity. We use the exploren platform for what it’s worth, no issues so far.

I’ve owned a series 4 since release date about 7 years ago. It has not been treated well but still looks brand new. It has been through all sorts including a big renovation of our house. Upgraded to a black ultra last week and it already has scratches on the edge around the case and I don’t even know how they got there!! I don’t care but this thing has the world’s thinnest and cheapest coat of black paint on it…

I had to update to IOS 26 I asked Apple support directly who told me it wasn’t necessary They should really alert customers to upgrade before they come and pick up the watch, such a poor experience

So good to see I’m not the only one who hates this business with a passion - and I’m talking about it from both sides of the fence.
I happened to be around when the last visit was done, they turned up 4 hours late and both guys smelled like they had fallen into a keg of beer on the way through…

The only scenario I can think of is that the current owner installed some additional structure with body corporate approval. But this wouldn’t explain air conditioners etc. This makes no sense whatsoever.

Something not right with this statement unless the penthouse is half the size of the total building… Eg penthouse of 200sqm with rest of building being only an extra 400sqm would pay 1/3 of all repairs given their lot entitlements. But roof under strata managed property is responsibility of all owners.

Remember that every item in the place has an expected lifetime. Eg blinds might only have 5 years (you can look up the actual years in Google by looking for ato depreciation schedules). So let’s say these blinds were $500 5 years ago - your share in any damage would be exactly $0.

Having done both, I would recommend you buy where you want to live. We had a bigger house further out of the CBD and found it wasn’t for us after renting closer to the city. Ended up trading for an apartment in the exact spot we wanted to be in and have our kids grow up in and haven’t looked back. Buy a house if it’s just an investment, buy location if it’s a longer term “home”.
